This beautiful Victorian country house, formerly stables and a groom’s flat, sits between its own large garden and the cobbled courtyard of Lochside House. Ideal for family gatherings and parties, it is also the perfect base for exploring Northumberland and the Scottish Borders with its fine beaches, historic buildings and stunning scenery. The large secluded garden and inner dog proof yard is complete with BBQ, firepit, garden furniture, badminton and a large hot tub for relaxing in, or for family and friends to splash wildly in. To the front there is a beautiful outlook over the sssi Yetholm Loch wildlife reserve with a backdrop of green rounded hills. The surrounding parkland grazes horses and rare breed Soay sheep. Across the whole valley are extensive new native tree plantings along with other associated environmental works. Farm and woodland walks ideal for exploring, nature lovers and dog walks.

Inside, you can enjoy the comfort of soft sofas surrounded by period furniture and paintings, lots of books, an open fire, grand piano, Wi-Fi, television and a DVD player. There’s a special place for everyone in this spacious house. The well-equipped kitchen has an electric range and a large dining table. An adjacent barn houses a shared snooker table and dart board. The lawns of Lochside House also have a shared trampoline and swing.

The Yetholm Loch wildlife reserve can be reached along beautiful woodland walks and is home to many species of birds and animals. If you are lucky, you may see an osprey swooping down to catch a fish or an otter playing in the sunshine. There is a family boat which guests are welcome to use for fishing, or for the fun of rowing surrounded by wonderful scenery. The village of Yetholm is a couple of miles away with pubs, garage, butcher, grocery store and post office. Kelso is only 7 miles away with supermarkets and a wide range of other shops. Edinburgh and Alnwick with its famous gardens are about an hour’s drive. Extensive hill walking and beautiful beaches within a thirty minute drive.

Lochside Stable House can be booked together with Lochside Garden House (S4484) and Avenel Cottage (UK10920) to accommodate up to 29 guests.

    We booked this property after searching multiple sites and venues, apparently we missed the small print in the property description that there was a fuel supplement payable in cash to the owner on arrival. Four adults for a weekend stay, in April, Friday to Sunday, 2 nights and the fuel supplement was a staggering £120, this was to cover wood for the fire, house and hot tub fuel expenses. £60 per night is excessive! If we'd stayed the week, it would have been £160, £22 per night. This additional payment makes no sense on the basis of what it's meant to cover, the length of stay and is massively excessive.The owner sent an email before I arrived, which I never received, I had emailed the owner4 days before attending to confirm the booking, he never replied. Please check your junk folder if you do book this property, so you are fully cited what you've agreed to before arrival.The kitchen was ok, but I had to wash greasy pans before cooking our meal on Friday night.The owner showed us how to work the hot tub, which had an external gas powered heater, beware the water coming into the tub out the hose can be very hot, keep away from anyone sitting in the tub. This was required because the hot tubs internal heater wasn't working! After a hot tub we tried to sit by the fire with a glass of wine, the problem being the only fire is in a down stairs room that has a bed in it, there were two uncomfortable seats and a bed. It wasn't quite the relaxing fire experience we'd hoped. This raised the question why we needed to pay a fuel supplement for wood!, the fire was small used very little and tbh wasn't really in a place you could spend any real time. The picture on the advert showing the fire in the room doesn't make it obvious there is a bed in there.The following day we returned from a walk, keen on a hot tub, to find the owner had removed the hot tub heater, we managed a short time in it before the temp dropped to 36 and we were cold. Why are we being billed for additional fuel, including the hot tub and then having the heater taken away! The owner had explained that the heater may be required for other guests, we didn't contact him on that basis and essentially the moment had been lost, even if he had heated the hot tub we wouldn't have gone back into it.The house decor is tired, the fittings and furniture are tired, it's liveable but fundamentally the pictures on the listing suggest a more opulent stay than you'll experience.The shared games room is a health and safety issue, I wouldn't leave my kids in there, its dirty, cluttered, used as a wood drying location and not a place we elected to spend any time.The walks around the property, pond and loch are very nice and were appreciated by the dogs.The general appearance outside, via the entry gate is a bit poor, "Steptoe's yard" was a phrase agreed by the four of us. Gates are broken, the stone entry has collapsed, there are two abandoned vans directly opposite the entrance, the driveway is more of a muddy farm track. Our enclosed garden was in a poor state, as a result we didn't allow the dogs out unsupervised. On a plus note the weather was kind, the local village deli, shop and pub were excellent.
