Set in 4 acres overlooking the River Dochart and the hills beyond, the cottage is in the pretty town of Killin is on the edge of Loch Lomond and The Trossachs National Park at the western end of Loch Tay, offering a great selection of amenities. The beautiful Falls of Dochart run through the town; the famous white waters can be viewed from the village's bridge. The local area offers a range of activities from water sports to rural pursuits. You have fishing rights to a section of the River Dochart, around 20 meters from the house, so enjoy a spot of fishing here or paddleboarding. In June, the town hosts the Killin Music Festival, which is becoming more popular every year. Entering the property, there is a handy porch to dry off damp coats and muddy walking boots. Heading into the hallway, you will find the bright, spacious lounge with comfy seating and a Smart TV which has Sky/Netflix. After a day out exploring, put on a movie, kick back and relax in front of the cosy wood burner (first basket of logs provided) with views across the hills which are breathtaking. There are three bedrooms, two king size bedrooms which are both en suite with a shower and WC and a bunkbed bedroom which has a TV and games console which offers entertainment in the evenings or on a wet day. There is an extensive enclosed garden which offers a haven for children to explore and run around. There is some lovely decking off the conservatory which features a sunken private hot tub and seating, the perfect place to sit out and enjoy an early morning coffee. There is parking for up to three cars on the private drive.
