The Old Rectory is a 19th Century former Parsonage set high in the Radnorshire hills with stunning views of the Black Mountains and the surrounding moors and farmland, an ideal base for family gatherings or celebrating special occasions. The reception hall features a Victorian fireplace, exposed stonework and a fine staircase leading to the first floor. A ground floor bedroom with king size bed and en-suite walk-in shower, basin and WC, is convenient for guests with reduced mobility. A spacious sitting room boasts dual aspect windows and french doors overlooking the garden, a log burner and comfortable sofas and armchairs for everyone. There is also a TV lounge with a bay window, a 55in Freesat TV and an electric fire. The dining room, with log burner and a large oak table easily seating 12 persons for leisurely family feasts, is next to the well equipped farmhouse style kitchen. With plenty of work surface, huge oven with five burner gas hob, a double oven, fridge freezer and a dishwasher, it is an ideal space for preparing delicious meals. Adjacent is a utility/boot room with second dishwasher, washing machine and hanging space for drying outdoor clothes. From here, a small sun room makes a sneaky retreat for a morning coffee, an afternoon cuppa or a late nightcap and is the *only* place indoors where smoking is allowed. Painscastle is a delightful village with a friendly food pub, perfect to return to after exploring the engulfing countryside. Within easy reach is the fabulous Hay-on-Wye, promising a memorable day trip with its quaint amenities and buildings. This unspoilt area of the Welsh Marches with the Red Kite soaring overhead and wild ponies roaming the hillside is a haven for wildlife. It offers excellent opportunities for walking, horse-riding, golf and water-sports; either on the doorstep or within easy reach and makes a centrally situated base for exploring the lakes and mountains of Mid-Wales and the Brecon Beacons National Park. The Royal Welsh Showground and the book town of Hay-on-Wye, as well as being famous for the Agricultural Show and the Festival of Literature, also host many other notable events throughout the year. Hereford city boasts an 11th century Cathedral with the Chained Library and the Mappa Mundi, which is certainly worth a visit during your stay. There are a number of National Trust properties and characterful market towns in the area. This idyllic location provides a wonderful variety of attractions to suit all ages and tastes.

Painscastle is five miles from Hay-on-Wye on the Welsh-English border. The village has a pub serving food and is surrounded by countryside. Hay-on-Wye is known for its Hay Festival of Literature and has bookshops, antique shops, restaurants and cafés. Nearby Builth Wells has a golf course, a pony trekking centre and a selection of amenities. The countryside provides walking, cycling, bird watching, fishing and canoeing opportunities, tourist attractions include the Black Mountains, The Three Castles Walk, Offa's Dyke pathway, the Mortimer Trail and the walk to Hergest Ridge.
