The property has a natural water supply from a borehole. This property has a security deposit of £250.. Situated just 1¼ miles from the town of Barmouth with its range of pubs, cafés, individual shops and entertainment for all the family, this lovely detached house enjoys an enviable location.

Enter through the entrance hall, leading to the large living area with its cosy wood burner and patio doors leading to the garden. The open plan kitchen/dining room is well-equipped with all the appliances you could need for a home-from-home stay, and also features a large dining table, great for socialising whilst the chef in the family prepares a hearty meal.

The utility room room has a washing machine, tumble dryer and rear entrance for those with muddy boots, and there is an outside tap where you can wash your wellies off. The property boasts a games room, with a TV, PlayStation 4, football table, and plenty of board games. This room leads to a spacious bedroom sleeping three on a bunk bed (with a double on the bottom and a single on the top). On the ground floor there is also a kingsize bedroom. Upstairs on the first floor are three further bedrooms, two with superking beds (one with an en-suite) and a twin bedroom. Ground floor also has the two main bathrooms.

Outside, the large front garden with patio area offers a great place for some al fresco dining, along with a fabulous view. To the rear and side of the property are woodland grounds, some of which is steep and has steep drops – please supervise all children when playing in the woodland area. There are floodlights situated on each corner of the property so if you arrive in the dark you will be able to see all of the grounds.

There are lots of walks to be had in the local area. You can walk along Barmouth viaduct and down the delightful Mawddach Trail, which runs alongside the Mawddach Estuary, to the pretty town of Dolgellau along the course of an old railway line. From Barmouth you can explore the coastline by train too. Head north to Harlech with its magnificent castle, brooding over the village, whilst to the south is Llwyngwril, home to an annual Yarnbombing project.

Further south is Tywyn, home of the Talyllyn Railway, where you can enjoy a ride on a narrow gauge steam train into the hills to Nant Gwernol. Above Barmouth is Dinas Oleu, the first part of land to be given to the National Trust and the views are well worth the steep climb. If you’re into adrenaline activities, be sure to visit Blaenau Ffestiniog and Zip World, home to the largest zip wire zone in the world, and Bounce Below, the only place you are ever likely to bounce on trampoline nets in an underground slate cavern the size of St Paul’s Cathedral. Beach 2 miles. Shop, restaurant 2 miles and pub 1 mile.

    Bryn Derw is an absolutely gem of a holiday getaway. We have just returned from our week stay and we have had a lovely family stay. The house is so well equipped and well laid out, everything has been carefully thought of to make your holiday time effortless. There’s plenty to do in the local area with Barmouth only a short distance away and Snowdonia National Park right on your door step.Trev & Ann (the owners) were so generous with their welcome hamper upon arrival. The house was all setup and ready as per the agreed arrival time of 4pm. So If you’re looking for a lovely holiday home that can accommodate extended family/friends, fantastic kitchen/dining experience, with plenty of parking and privacy…….. then this is the place for you.

    The house was amazing and the views of the estuary. We celebrated my husband’s 80th with all our family and we couldn’t have choose a better location and house it fitted all our needs and was well stocked throughout. Our two family dogs loved the outside space. Barmouth town and beaches a pleasure to visit and places to eat were friendly and helpful. Loved the welcome pack and Trev and Ann were lovely people to deal with. Would love to return to this great place for making memories. Thank you Jackie Merl and family **

    We enjoyed a lovely week in this well-appointed house (it was especially good to have a decent amount of fridge and freezer space) The house is a short distance up the hill from Barmouth so in a lovely, peaceful location with amazing views out to the estuary and sea. You can do some beautiful walks straight into the countryside from the house but also get down to Barmouth quickly and easily (under half an hour on foot, slightly more on the way back up!). The rooms were a good size and clean, and there was plenty of space for our extended family to spread out and relax in the evenings. The kitchen was well-equipped and had everything we needed for the week. We enjoyed being able to take advantage of the excellent outdoor seating areas with the lovely weather we had. Trev was very helpful and the welcome basket was much appreciated. Thanks for a fantastic week!
