This delightful, four-bedroom detached, barn conversion sits in its own private grounds in a a secluded position on the edge of the hamlet of Erbistock, half a mile from the village of Overton and nine miles from the historic town of Llangollen. Boasting three acres of lawned gardens backing onto the River Dee, Ty Bont offers a rural escape for a family getaway to North Wales. Upon arrival follow the driveway down to the off-road parking area before stepping into your new home-from-home. Discover the kitchen, where the house chef can cook up a storm with assistance from a range of appliances, whilst the dining area is where all congregate and enjoy mealtimes together.

A handy utility room provides a washing machine and tumble dryer, perfect for when your trails take off on a muddier route; adjacent to this is an external tap to wash down muddy dogs and mountain bikes. Move into the lounge with its beamed ceiling and French windows overlooking three acres of lawn, where you can relax beside the woodburning stove, play some cards or watch your favourite movie. The real wow factor of this property is the three acres of gardens and mature trees together with a walled and cobbled courtyard, enclosed with a secure fence making it child and dog safe.

Wander the expansive open lawns or spend the evening relaxing in the hot tub under the stars. On those rainy days, take advantage of the games room and challenge the group to a game of table tennis, football, darts and putting. The nearest pub/restaurant siting on the River Dee is about 300 metres away. Less than a mile away in the pretty village of Overton there is a local butcher, baker, village shop, doctors surgery and pharmacy, coffee shop and gift shop. For a wider selection of amenities, head to Ruabon where there is an Aldi or Ellesmere where there is a Tesco.

The famous town of Llangollen with its steam railway, white water rafting, golf course, numerous restaurants and pubs, mountain biking and scenic walks lies approximately ten miles west with Snowdonia National Park a further thirty miles on. Head in the opposite direction for seven miles to reach the pretty town of Ellesmere with its expansive walks around the mere, narrowing, winding streets lined with various local shops, pubs and restaurants. Spend a day out in the historic, walled city of Chester and explore the Roman Walls, Cathedral, and the Eastgate Clock, along with the exotic animals that reside in Chester Zoo!

North Wales, Cheshire, and Shropshire can all be explored from the village of Overton-on-Dee, which is located in lovely scenery close to the English border. This quaint village, located on an escarpment around which the River Dee weaves its path, has a magnificent collection of 18th century structures, a modest number of local businesses, a fantastic restaurant, and a traditional pub. Additionally close are the nine Meres of Ellesmere, which were formed during the glacial period and today offer magnificent boat rides, sailing, fishing, and bird watching possibilities to the numerous tourists that travel from near and far. In addition to having a wide range of beautiful structures, such as the St. Mary's Church from the time of the Norman Conquest, Ellesmere also has a great assortment of stores, no less than nine pubs, and an annual beer festival, making it a great place to visit year-round.

    The area and the special touch was lovely ,mince pies and mulled wine .hot tub and games room was a great and the games ,jigsaws etc .we will definitely return x

    The lovely grounds are a true highlight. It is in a wonderful location with plenty of places to visit nearby and two lovely pubs (Cross Foxes walking distance and our favourite, the Boat at Erbistock, a 10 minute drive away). The sitting room space is ample and the kitchen has everything you need. However, the comfort level takes a hit when it comes to the sleeping arrangements. The king-size beds were unfortunately extremely uncomfortable, which significantly impacted the quality of sleep during our stay. Another extreme inconvenience is the limited bathroom facilities. With only one shower available, our large group found themselves facing a morning bottleneck. In summary, if these two important issues were addressed, this property would be perfect.
