  This property could be spectacular but there were far too many issues for us during our stay in September 2023.

  Positives - The view from the property is absolutely spectacular, all the rooms are very spacious, the kitchen is reasonably well equipped. Negatives - On arrival the windows were open the property was very cold, the boiler was in an error state and it took a while to work out how to solve this, we eventually worked out it was due to no pressure in the boiler. There is no information in the property and we had to text the host for the WiFi password, there is also no information on the recycling procedure, how the Nest system works or what should be done on check out in relation to bed sheets etc. The kitchen is extremely tired with paint wearing off the units, the tap is loose, and in addition the bid lid was very dirty and we found a dirty tray in the oven covered in grease and food detritus. All the windows in the property were filthy. There is a leak in the lounge ceiling during heavy rain. The radiator in the bathroom leaks which pools on the bathroom floor. The curtains in the lounge come off the runner if you shut them as there is a gap in the curtain rail. The lamp in the lounge had a two pin plug so was useless. The paint on the walls are very stained in places. The rug in the lounge is a trip hazard as it has a permanent ruck in it. The parking is very compromised - we struggled to turn cars (we came in two) around at the top of the drive as the person in the downstairs flat didn’t park considerately leaving extremely limited room - in addition the ground surrounding the parking area is unstable and one of our party nearly broke their ankle as the ground collapsed next to the log when they exited the car.

  Argyle House is a gem of a place!

  Deceptive from the outside as its massive on the inside! It sits right on the see front & has amazing veiws across to the mainland. We were a party of 20, 12 adults & 8 children (ages from 5 - 17) celebrating a 50th birthday & there was enough room for everyone to have their own space, the teenagers had their own rooms which they loved as they could chill out whenever they wanted. There are 2 lovely big sitting rooms, the kids took ownership of one while the male adults chilled in the other watching football! The real hub of the house though was the massive dining room (the only room big enough to hold all of us at once) and the kitchen. The dining room overlooks the harbour & out to the mainland, it is a fabulous view! The kitchen has everything you could possibly need & there's a massive range cooker more than capable of catering for the 20 of us. Most rooms are ensuite which was a real bonus. Fantastic big garden for the kids & dogs to runaround in complemented by a hot tub sited in a very tasteful gazebo to protect you from the elements although we were very lucky as the sun shone all weekend. The owner was very welcoming, contacting us on day one, to check in with us to make sure we were happy with everything & again after check out which is a lovely touch. The neighbours and the people on the island of Bute were so friendly too, which really helped us all to feel welcome & part of the community for the short time we were there! All in all a lovely house in a lovely location, I would definitely recommend it for a large group.

  The beds were phenomenal!

  The kitchen was extremely well equipped, as was the property with books and games etc. The facility to watch Netflix on the TV was also really handy. If I'm honest, the only thing that let the house down was the bathroom. The toilet seat issue (which I noted from the "issues notebook" has been around since 2019!) was irritating (especially as the downstairs toilet was out of action for our stay), however my main issue was the shower. For a property where luxury and comfort is obviously a priority everywhere else, the shower (and bathroom in general) really let it down. If it helps, I would have happily paid more for the property if the bathroom was the same standard as the rest of the house. Ooh, and while the stuff provided for our dog was terrific, it would have been even more so if we had known about it in advance so that we didn't also bring all of our own stuff!

  We had a wonderful time at Woodland Villa.

  There is literally everything you could possibly need here, and it's so nice to come somewhere where they've provided hand soap, and some oil, kitchen roll etc. The front room was our favourite part of the house with the fire on at night and plenty of space for everyone. It's a really spacious property with lovely big windows, cosy lighting and a feeling of being in the middle of nowhere. Can also attest to hide and seek being great fun here! If you're unsure whether to book, definitely do! Oban is a fab place with so much just down the road, and the ferries are close for visiting any Islands. We've had an absolute whale of a time and we'd not hesitate to book again. Thank you so much for a great holiday

  We didn't use every room as just two of us!

  Generally speaking, no real issues (clean bedding, cutlery, towels, etc), but being picky, the kitchen paintwork around the cooker and sink needs attention and there is general decor wear and tear in the hall/stairs. The ensuite shower needs re-sealing as is now discoloured. The kitchen table is badly marked and the chairs are faded. Appreciate not all guests look after a holiday let as they should, so it's difficult to keep on top of jobs! Still a good place to stay and the kitchen and lounge were pleasantly light and bright. We saw red squirrels in the garden and deer up the road; Oban was a lovely break; the scenery is spectacular, there is everything you need in town and the weather was kind.
