These large attractive properties, situated in the grounds of the owner’s home, are just off a track in peaceful countryside, yet close to many amenities. Stenson Hill Farm can accommodate the largest family party, with own snooker room and attractive conservatory providing the dining area for the whole party and a lawned garden and large patio, whilst Stenson Lodge accommodates the slightly smaller group and has an attractive lawned garden overlooking the owner’s aviary with exotic birds. Both enjoy views over surrounding farmland and boast built-in barbecues. There are many attractions around with Calke Abbey and Derby with its theatres, clubs and restaurants within a 15 minute drive, whilst Ashbourne and Dovedale are 15 miles. Well worth a day out for any family or group are Matlock Bath, 20 miles, Alton Towers, 22 miles and Chatsworth House and Haddon Hall, a comfortable drive away. This property can be booked together with Stenson Hill Farm (ref 16165) to accommodate up to 34 guests. Shop and pub within ½ mile.
There is a security deposit of £200 payable on arrival by bacs/cheque. This will be refunded with 7 days of departure by bank tranfer. Please ensure bank details are left on departure.

We recently stayed at this property for 4 nights as a large family group. There are definitely some positives, but unfortunately the negatives outweighed them for us.On the positive side, the property is very spacious and ideal for large groups. There are plenty of bedrooms, a large garden, a tennis court and a games room with a snooker table, which gave everyone enough space to relax. The size of the property is its biggest selling point.Unfortunately, the overall condition and maintenance of the house was very disappointing. The carpets throughout the property were extremely dirty. We had young children who preferred walking around without socks, and within minutes the bottoms of their feet were completely black. It felt as though the carpets hadn't been properly cleaned in a long time.The kitchen also had a number of issues. We found a lot of flies and ants in both the kitchen and dining area. More concerning was finding a rat in one of the upstairs bedroom cupboards. This was obviously very unpleasant.There were several maintenance problems throughout the property. Some toilets didn't flush properly, a number of lights and bathroom lights didn't work, several lamps had missing bulbs, and some cupboards and drawers were damaged or had missing handles. It gave the impression that repairs had been left outstanding for quite some time.The kitchen equipment was also below expectations. The cutlery, pots and pans were of poor quality, and even the cleaning equipment wasn't usable. The vacuum cleaner was broken, as was the mop, making it difficult to keep the property clean during our stay.The games room could also do with attention. The snooker table cloth was worn and damaged in places, making it difficult to play properly, and the balls were heavily worn. There was also a table football game that required a coins to use. After inserting the money, the game didn't work and our coin became stuck.As stated beforehand, towels were not provided, so we came prepared for that. However, only one toilet roll was supplied per bathroom, and there was no hand wash provided in any of the bathrooms.The Wi-Fi and mobile signal were also very poor throughout the property. We only managed to get a reasonable connection in the games room, which made it difficult to stay connected elsewhere in the house.Another disappointment was the extra utilities charge. This should have been made clear before arrival and, in my opinion, should simply be included in the total booking price rather than collected separately in cash.We spent most of our days out exploring the local area, so we chose not to report these issues during our stay as we were only at the property for a few hours each evening. However, after reflecting on the experience, I don't feel the property offered good value for the amount we paid.The house has fantastic potential because of its size and facilities, but it is in need of significant maintenance, repairs and a much higher standard of cleanliness. Sadly, based on our experience, I wouldn't recommend staying here and I wouldn't return.

This house could be made so beautiful a good clean would not go amiss windows, doors .skirting boards, wipe furniture down, get rid of all the broken utensils clean the draws this place has so much potential to earn the owner much better income, the £65 for gas and electric on arrival cash only should be added to the total price when booking, the very nice large samosas warm and complimentary was a lovely gesture. Would we stop again yes if it gets a bit of LTC

Had a wonderful weekend at this lovely property. So much space the pictures don't do it justice. The games room was a real hit with us all. Beautiful location with stunning views. Property could do with a little TLC but we all agreed we would definitely stay there again.
