Finished to an impeccable standard, this stunning property seamlessly blends modern comforts with rustic charm, ensuring a memorable stay for up to nine guests. Upon entering The Barn, you’ll be greeted by a spacious open-plan layout. Take a few steps down into the inviting lounge and dining area. The lounge boasts a comfortable corner sofa, a large Smart TV, and bifold doors that open onto the garden, allowing natural light to flood the space. The adjacent dining area features a large table, ideal for gathering all guests for a meal while enjoying the serene garden views. A centrally placed log burner adds a cosy touch, perfect for chilly evenings. The modern kitchen is equipped with every appliance you could need, making meal preparation a delight. A small dining table in the kitchen is perfect for casual meals or morning coffee. A utility room with a washer-dryer and dishwasher, as well as a convenient downstairs WC, are also located on the ground floor. The first of the bedrooms is a double room with an ensuite shower, TV, and an external door that provides access to the side of the house, completing the ground floor.
Upstairs, you’ll find four beautifully appointed bedrooms. The master king bedroom offers ample space and an en-suite shower room. Additionally, there is a twin bedroom, a double bedroom, and a single bedroom, each equipped with Smart TVs. A family bathroom with a shower cubicle and bath serves these bedrooms.
Step outside into the private garden, where you can relax and take in the stunning views of the neighbouring fields from the comfort of the hot tub. The garden, though enclosed, features a low wall that enhances the scenic views. Outdoor furniture and a gas barbeque make it easy to enjoy al fresco dining. The Barn also offers ample parking space, comfortably fitting up to five cars on the private drive plus an EV charger and bike store.
Ashbourne is a charming market town with plenty to offer. Enjoy leisurely walks in the surrounding countryside, with numerous trails suitable for all levels of hikers. The nearby Tissington Trail is perfect for both walking and cycling, offering breathtaking views of the Derbyshire Dales or Dovedale where you can hop across the famous Stepping Stones. Also close by is Carsington Water offering a vast array of water activities that all the family can get involved in, birdwatching or an 8 mile walk around the reservoir. For those who enjoy a good pint and a hearty meal, the local pub is within walking distance, providing a cosy spot to unwind after a day of exploring. The town itself is home to a variety of shops, cafés, and historical sites, ensuring there’s something for everyone. Although we enjoyed our stay at The Barn, we were disappointed with the cleanliness. There were several issues, a broken toilet door, damp in one of the bedrooms and the worst part, rats!! In the kitchen behind the oven. They ate our food and left a mess everywhere as well as getting us up in the night worrying there were intruders. This infestation must be sorted before any other guests stay at the Barn. Thankfully we didn’t discover the rats until our last night so we had a good few days beforehand. We did enjoy the hot tub and BBQ.

The property is very spacious, in a lovely setting and within easy walking distance of a super gastropub. There were 8 of us and it really is a lovely home with ample room for us all and very well appointed, with a hot tub in addition. It was lovely for us all to be able to sit down and eat together. There were a few minor “niggles” (eg no plug in one of the sinks and you couldn’t help but get water on the floor from a shower), but the main one was there was no gas for the barbecue, which in any event was not very clean. Despite that we felt very comfortable there and had a lovely time.

Nice house on the surface but the kitchen layout is a constant pain. The beds are sad old memory foam and the garden is very tired and deteriorating.Handy pub down the street. But it was really dirty, the upkeep of the property was really poor, plaster damage and damp.
