Situated on a quiet country lane, next door to the owner's home, in a slightly elevated position which offers wonderful views of the Lincolnshire Wolds, in the village of Skendleby near Spilsby, is this single-storey cottage, Waverley. Located within the Lincolnshire Wolds AONB, while being a short drive from the coast and a selection of sandy beaches, Waverley is an ideal property for a family, couple of group of up to six wanting to enjoy the Lincolnshire countryside and coast. Accessed up a large driveway, with space for four vehicles, enter the property through the back door and step into the utility room, with a convenient washing machine and tumble dryer, a room for moody boots after a day of exploring and a cloakroom with WC and basin. From here, the spacious open-plan living space with a conservatory, which doubles up as a sitting room, and has cosy underfloor heating, with plenty of seating to relax onto while enjoying watching something on the TV, you can also access the patio area from the patio door. The contemporary and spacious kitchen is well-equipped to cater for all of your culinary needs, with a Range cooker, American-style fridge/freezer with a water dispenser and dishwasher, here you can prepare home-cooked meals that the whole group can sit down and enjoy together at the dining table, the owners have hung lovely maps of the Wolds on the walls, so you can get to know your surroundings and make plans for how to spend your days. Heading towards the front of the property are the three bedrooms, a large double with an en-suite shower room a further double with huge built in wardrobes and a twin, serviced by the family bathroom with a choice of bath and walk-in shower; each bedroom is spacious, light and airy with wonderful views across the front of the property. Outside is a large lawn, along with a patio area and outdoor furniture, where you can enjoy an alfresco meal or just soak up the sun on a warm day, along with a lockable shed providing secure bike storage. Waverley is in a great location, well-placed for exploring the coast and countryside. Se within the Lincolnshire Wolds AONB, you will find many scenic walking trails, including a public footpath, which has access rights, at the far corner of the property, along with the lovely Snipe Dale Country Park, which has more than 200 acres of rolling countryside, picnic spots and way-marked trails. A few miles from Skendleby is the historical market town on Spilsby, with a range of shops, pubs and restaurants, in a quaint and traditional setting, with pretty countryside to admire and explore. The thriving market town of Horncastle is slightly further afield, situated between the River Bain and River Waring, with an extensive history; part of its Roman walls remain today. There are lots of unique shops and antiques centres in the town, along with a host of attractions, including the Lincolnshire Wildlife Trust, Wolds Wildlife Park and a hike up Langton Hill. The coast is under 10 miles away, with a range of sandy beaches to discover at seaside resorts Skegness and the quieter Chapel St Leonard's, while further up the coast, you will find Donna Nook, where you can enjoy observing seals. With so much to see and do right on your doorstep, Waverley is a fantastic retreat for exploring the best of Lincolnshire's coast and countryside.
The historical market town of Spilsby in Lincolnshire is well-placed between Horncastle and the coast, offering a range of pubs, independent shops and a selection of eateries, all set along the quaint traditional streets. The town is surrounded by pretty countryside and lovely villages worthy of exploring, whilst Horncastle is just 15 minutes’ drive away, renowned for its interesting shops and antiques centres, where you’re certain to pick up a reminder of your time in this lovely location. Spend the afternoon at Snipe Dale Country Park, which offers 200 acres of beautiful rolling countryside with way marked trails, picnic areas and a variety of wildlife or head east to the coast, with Skegness and its traditional seaside attractions within easy reach, along with the quieter resort of Chapel St Leonard’s, both with delightful golden sandy beaches. Spilsby is a lovely location for your Lincolnshire getaway, with a wealth of things to see and do nearby.

The cottage is located in a quiet village, but access to the steep drive caused issues with our vehicle. We did not feel respected as paying guests in the property as there were a number of issues that we found unacceptable, as follows: * poor, scruffy 'welcome book' that compromised a few tatty sheets of loose paper with some outdated information ie. WIFI code. * the lounge/conservatory is lit by 2 bright wall lights with no ambient lighting with which to make the room feel cosy. The furniture was well worn and had seen better days. * the kitchen whilst being modern, has a cooker with a broken grill (this had been brought to the attention of the owners well over a year ago, and several times since ..in the guest book). There were 3 frying pans all of which were in our opinion unusable, so we had to travel to purchase a new pan for our own use. Roasting trays were also in a poor state. Some of the utensils eg spatulas and wooden spoons were defective and unhygienic. Some of the crockery was chipped around the edges. * There was no starter tablets for dishwasher or washing machine. But a half sized dish cloth and sponge, together with 2 waste bags were provided for use for the full week! * It was not surprising therefore that the 'Welcome Pack' comprised of a down market hotel room tea tray offering of tea bags, coffee, milk and sugar sachets... with not even a biscuit in sight! * The main bathroom had issues, namely a sink which would not drain, a broken shower head slider, an ineffective toilet flusher, rusted radiator and tap. * Whilst there were plenty of towels provided they were extremely well used and some were stained. * In the bedroom and bathroom area there was a musty smell throughout. It goes without saying that we will not be returning to this property, in fact we did not stay the full week, and went home early.
