The venue was perfect for our party in terms of location in proximity to a local event we were attending and its size. The issue with the property was with its plumbing. All of the showers were in poor condition, the water pressure was low, the temperature was inconsistent, the shower heads only produced water from around a third of the holes, and water leaked from the bottom of the units during use. With the ensuite shower water began to drip through the kitchen ceiling during use, the shower is not directly above the kitchen suggesting a pipe between the shower and water tank is leaking. The finish of the property suggests it was designed as an HMO or workaway property so we weren't expecting high end but fundamentals such as the plumbing need to be addressed urgently.

This house is not really suitable for more than six people as no real lounge area and dining room is only seating area, so to socialise in evening you are spending the whole evening sitting on dining room chairs. Lot of road noise even though double glazed.

We enjoyed our stay, the bedrooms were well furnished and the beds were comfortable. 2 bedrooms needed to be hoovered, one had food and crumbs on the carpet, toe nails were found in another.The living dining area was a large area but did not have a couch, after being out all day, the dining chairs were comfortable to sit on for a couple hours but not all night.The kitchen was well equipped just missing serving dishes and a jug.A washing machine was available, we did not use it as it was in an outer building and the carpet smelt of cat wee as the bottom part of the door was missing. The washing machine was not very clean either.Most doors were fire doors which closed by themselves and were difficult to get through if you had anything in your hand.The windows were drafty and you could hear everything outside.The location was good.
