Overall, guests enjoyed a relaxing and enjoyable stay, with many expressing a desire to return.
Most guests found the property clean and tidy, with several describing it as spotless. However, a few reviews mentioned minor issues such as a damp smell in the bathroom, dishes left in the dishwasher, and some cleaning equipment needing attention. These occasional lapses slightly lowered the overall impression.
The location is highly praised, with guests highlighting the easy walk to Oakham town centre, shops, cafes, and Rutland Water. The quiet street and proximity to local attractions are frequently mentioned as positives, though some noted the street can be narrow and parking occasionally challenging.
Guests consistently describe the cottage as comfortable, with cosy beds, a warm atmosphere, and a pleasant living area. A few noted the single beds were less comfortable, but overall, the property is seen as a relaxing and homely place to stay.
The cottage is well-equipped, with guests appreciating the kitchen gadgets, entertainment systems, and secure garden. Minor issues such as missing kitchen scissors, a faulty mop, and lack of an information file were mentioned, but these did not significantly detract from the overall positive experience.
Several guests mentioned thoughtful touches such as welcome baskets, milk, and biscuits, as well as proactive communication from the host. However, these gestures are not guaranteed for every stay, and a few guests noted the absence of a welcome pack or information file.

Kings Retreat in Oakham is a lovely little house. It is in an ideal location, its a 3 min walk to the train station and 5 mins walk into town. There are plenty of local places to eat in and a very good range of take aways within 5 mins. Lots of local shops that covers all your needs and a market on Saturday mornings selling nice local veg and a lovely bread stall. There is also a Co Op 3 min walk from the house which was very convenient. We were there for Bird Fair weekend and worked out perfect with the 3 min walk to the station to catch the free shuttle bus to the fair. The house has everything that you need and was lovely and clean when we arrived. You can sleep 6 people but it would be tight so I would say nice and comfortable for 4. It has lovely comfortable sofa and a nice king size bed in main bedroom. A lovely shower room and nice white fluffy towels. It also has a back garden with seating so if you get nice weather (like we did) you can sit outside, which was lovely after a busy day out. The Pub in the town also has a plush 12 seat cinema which was a lovely surprise when we went on Friday night. You can eat before you go in just let them know when booking your table that you are going to the cinema so they feed you in plenty of time. The only issue is parking the road is very narrow and tight on parking but saying that we managed to park easily every time we came back from anywhere. Would definitely recommend and would book again if we go back to Oakham.

The owner called before we arrived to let us know the cottage was ready for us and to tell us we could stay for as long as we wanted on the Sunday as the cleaner wasn’t in till Monday. Nice to have milk and biscuits left for us. Cottage was spotless and very well equipped. The 2 single beds were great for our girls of 14 and 17 very sturdy, unlike some places we’ve been where the pull out bed can feel more suited to younger kids. Location was great on a quiet street just a few minutes walk into the town centre and to the Tesco. Secure garden perfect for our elderly dog who can’t do long walks now but has to have some grass to wee on. Oakham itself was a lovely little town with great shops, bars and pubs. Castle was worth a visit and the Grainstore Brewery bar by the station had a great selection of beers and ciders, food was good too. We had a lovely lunch at The Hungry Birds café in town. We went to Rutland Water on Sunday and our girls went on the Aqua park, they loved it and we were able to come back to cottage and get them showered before we went home. Would definitely come back.
