Oil central heating (underfloor on ground floor), oil, electricity, bed linen, towels and Wi-Fi included. Initial logs for wood burner included. Welcome pack.. Large lawned garden with patio and BBQ. 2 dogs welcome, to be kept on a lead at all times (sheep country). Bike store. Private parking for 6 cars. No smoking. Please note: There is a covered pond in the garden and a stream to the side and bottom of the property.. Set in the small village of Newchurch, this detached house was once a country inn and is full of character and charm. Newchurch is set just 7 miles from Hay-on-Wye which is famous for its many book shops and also the Hay Festival which takes place in May, attracting visitors from all over the world. With Hay-on-Wye and Kington Town being close by there are plenty of pubs and restaurants to enjoy, including many country pubs dotted along the England/Wales border. For those looking for a more active break, Offas Dyke Path passes right by the front door and offers stunning walks through the beautiful countryside. Nearby there is horse riding and canoeing. After a day exploring the area, relax in the well maintained, lawned garden with a glass of your favourite tipple. Shop and restaurant 7 miles, pub 3 miles.

My family and I greatly enjoyed our stay at the Oak. It is a beautiful house in a beautiful location. The village has a few houses, a church and a chapel. The cottage itself is on the Offa's Dyke path and a steep climb up the track starting at the house takes one to the top of a ~ 1000' hill on the path (climbing it requires much exertion and will not suit everybody).The village is silent at night - completely silent. This, the dyke path and the ancient land are all the 'local amenities' that I could ask for.Newchurch is isolated and accessible only by narrow lanes - I liked this. It feels cut off from the awfull world of this 21st century. I hope to spend some time here again and wholeheartedly recommend the place.A couple of gripes that should be easily remedied. Firstly the central heating did not work. This should be dealt with in the near future with colder weather imminent.I should say, however, that there was copious (very) hot water.Secondly the one large living room and our bedroom and bed were a little damp. I realise that this is a difficult problem in holiday cottages. If the central heating worked it could be put on to air the cottage and beds before guests arrive.I recommend The oak wholeheartedly.

Great and spacious house in a lovely little hamlet. Really well equipped property. Perfect for walks from the door along Offa’s Dyke, or up Newchurch Hill. Hay on Wye is close by for shops. Really enjoyed our week away.
