Royal Views is situated in Keswick town centre, next to the famous George Fisher climbing shop. All the amenities of this bustling town are on the doorstep, including shops, pubs, restaurants, the Leisure Pool, cinema and The Theatre by the Lake. A short 5-minute stroll will take you through Hope Park to the shores of Derwentwater, where you can board a launch to take you round this very scenic lake. The apartment is accessed by several flights of steps.

    My husband and I stayed for five nights at Flat 3 Balmoral House in late October. We hope the following is useful to others and reaches the owners. The positives: The flat felt spacious for two people and there was plenty of storage for luggage, food, hiking kit etc. The overall aesthetic is fresh and bright. The bed and sofa felt comfortable. The kitchen was clean and well stocked with pots, pans, utensils etc to self-cater. The location is excellent; right in the centre of town (unlike others, we didn't find it particularly noisy). The car parking spot is an obvious bonus. The storage heaters were effective and kept the flat warm, and there was plenty of hot water for showers. The kitchen and bathroom fixtures/facilities/appliances all looked pretty new and worked well. The negatives: Our main issue was the disgusting amount of damp and mould. It was everywhere on the walls, mainly at the bottom hidden behind furniture, but also visible in patches in the bathroom and bedroom, and also on the decorative flowers which are covered in black spots. The whole flat overwhelmingly smelled of damp that we had to keep opening the door to get some fresh air in (not ideal as it was cold outside). This really needs to be sorted as surely it's not safe. Smaller gripes included absolutely no supplies in the kitchen like salt, pepper, cooking oil, tea or coffee (which we usually find in self-catering places). The sofa and chair in the living room are dirty / stained. The small dining table had crumbs when we arrived. The bedside lamps were coated in dust. The bathroom door barely closes. Instructions in the welcome book are quite out of date / incorrect. The decoration is very rough around the edges e.g. poorly fitted carpet and marked/grubby paintwork. It's a shame as there is such much to like about the flat but I don't think we'd stay there again unless the damp/mould is properly sorted.

    Very handy location for town centre and nice comfortable accommodation with small parking space around the corner. All the essentials were clean, but some of the none-essentials could do with a wipe over/clean-up. Would definitely go again.
