The Coach House boasts an unbelievable location with stunning views, appreciated by guests for its proximity to local attractions and walks. The friendly staff and the potential for a peaceful retreat are noted positives. However, guests have reported that the property could greatly benefit from refurbishment and enhanced cleanliness.

Guests have consistently noted issues with cleanliness, including stained carpets, fraying towels, and a general lack of upkeep. The presence of mould and a filthy washing up sponge were also mentioned, indicating a need for significant improvement in this area.

The location is highly praised for its exceptional views and convenience to local services and walking routes. The solitude offered by the setting is a highlight for those seeking a peaceful retreat.

Comfort levels are mixed, with some guests finding the bed comfortable and others reporting lumpy mattresses and uncomfortable furnishings. The overall sentiment suggests that comfort could be improved.

Facilities and maintenance are areas of concern, with guests reporting tired and outdated kitchens, insufficient utensils, and plumbing issues. The need for refurbishment and better maintenance is evident.

There is no mention of gifts or additional thoughtful touches provided by the hosts in the reviews, so it is not possible to assess this category.

    Unbelievable location

We should have read the reviews - however there are some 5 star reviews which I can't quite understand. Firstly, the location is exceptional - absolutely stunning views of the lake and fells beyond. The hotel must have been magnificent in its heyday, but that was long gone. We stayed in the converted buildings behind the hotel. According to some blurb we read, the conversion was in 1990. Other than putting in a new sofa and chair, I don't think anything else had been touched since, and I would be surprised if the furnishings were new then. The first thing to strike me was the multi-stained carpet - not very enticing. The kitchen was extremely tired, for example, a bit of string supposedly to open the lid on the bin, didn't work, but hadn't been fixed - I mean, couldn't they get a new bin? The whole place didn't feel very clean, the towels - well, they'd be what I'd use for the dog. Possibly white at one time, they were grey and fraying - one had a stain on it. The bed was lumpy and uncomfortable, the pillows seemed ancient and worn out. The duvet was tucked under the mattress at the bottom, I pulled it out as I felt it was restricting, and the duvet was about 30cm longer than the duvet cover - it didn't look the freshest. Old cast-off furnishings, stained carpet, very tired kitchen, not very clean (oh the bathroom!!), worn-out and greying towels, and not very warm...great for a Winter weekend break in the Lakes. There didn't seem to be any other guests either in the apartments or in the hotel - surprise, surprise. We had expected that the hotel would at least have a bar, maybe a restaurant, but I have to assume not, as when I asked I received a very non-committal response. There was a pub across the road, but as the hotel was set back along a long, dark track, I wasn't too keen to walk there. We opted to stay for only 2 of our 3 nights as couldn't face spending more time in misery in the place.'You pay your money you take your choice' as the saying goes - it was pretty cheap for the area, but there's a reason for that. The hotel and the apartments could be fantastic, but it would need someone with very deep pockets to invest. It would be a real pity if someone didn't rescue it....soon.

Lovely location and friendly staff in the hotel. The cottage was fine but had the bare minimum of utensils for 2 people. The plumbing on the toilet flush needs looking at, the wifi annd phone signal dodgy and overall the cottage would benefit from some decoration. But you can’t better the location if you’re looking for solitude yet with a local bus service nearby it’s easy to access Keswick or Grasmere and loads of good walks.
