Dating back to the 1700s, this character holiday cottage currently accommodates parties of up to twelve guests in four bedrooms (plus an additional four guests in two bedrooms in the barn) and is ideal for friends or family who want to holiday together in the Lake District National Park. Please note that additional accommodation is available in the attached barn to provide an extra two bathrooms, kitchen/dining, lounge and two double bedrooms, providing accommodation for large groups of up to sixteen guests.
Positioned on the edge of Penny Bridge village, the cottage is within easy reach of Coniston Water (five miles) and Lake Windermere (six miles), making it an ideal base to explore the Lake District along with its many attractions. It is also perfect for using as a retreat where you can simply relaxing and unwind within a peaceful rural setting.
The cottage affords a secluded location sitting along a single-track lane with no neighbours, and lovely views over the Leven estuary due to its elevated position. However, it is conveniently placed close to Greenodd village (less than a mile away) where you will find a pub, local shops (including a butcher), garage and general store.
This traditional Lakeland farmhouse nestles within extensive grounds of two acres, and has recently been refurbished and modernised to provide very comfortable accommodation that retains lots of original character, including exposed beams, open fires, pine doors and a log burner. Each room enjoys lovely rural views and it has central heating, a new kitchen and a shower room. There is also a detached barn with spacious games loft which includes table tennis, pool table, darts and seating (including bean bags) - a perfect place for teenagers (and also adults!) on a wet day.
For those who are not content with simply relaxing in this tranquil setting, there are plenty of places to visit and things to do. Hop on-board the Lakeside and Haverthwaite Steam railway (three miles) and take a trip to Lakeside and visit the Aquarium of the Lakes, Stott Park Bobbin Mill, or take a ferry to Ambleside or Windermere. Catch a foot ferry to Coniston village from Lake Bank which is just a short car ride from the cottage. Explore the area by bike on one of the off road cycle routes that are near to the cottage. Enjoy a round of golf at one of the country's most scenic courses in Bowness-on-Windermere or seek the thrill of a tree-top adventure at Grizedale Forest's Go Ape with its challenging course of rope bridges and zip slides. Alternatively visit the homes of Beatrix Potter, John Ruskin and William Wordsworth.

Hill Top Barn sleeps an additional four guests in two bedrooms. It has an inter-linking door to Hill Top Farm with accommodation comprising: Entrance room; shower room; kitchen with dining area; spacious lounge with multifuel fire and doors taking you outside where you can enjoy the open views; two double bedrooms; bathroom and secluded sitting area outside. Please note that Hill Top Barn is ony available to rent in conjunction with Hill Top Farm and is not available to book separately.
Outside: There is an outside toilet with sink. Hill Top is set in its own grounds with attached and detached storage barns (not currently in use). The private garden to the rear is south easterly facing with a barbeque terrace, lawn and shrubbery. The garden slopes gently down to a stone wall adjacent to the orchard / paddock. To the side of the house is a parking area for several cars. There is a large games loft in the detached barn which will keep the teenagers (and adults!) entertained with table tennis, darts and furniture including bean bags etc (table football and pool table to be included next year), providing a perfect place for adult/teenagers to amuse themselves on a wet day.
Additional information: Short breaks may be available - please enquire. Please bring your own bed linen, towels and tea towels (duvets and pillows provided on the beds). Mobile phones generally pick up a signal at the property. There is storage for bikes, kayaks, golf equipment etc.
Prices: The prices shown below are based on four persons, for fives and more add 10% per person. Short breaks are two/three/four/ five days and prices are based on 80-90% of the weekly rates. The additional cost for renting the Barn in conjunction with the Farm is an addition cost of £250. The Barn is not available for rent on its own.
