Perfect for any large family or get together, Rolton House has spacious and very comfortable accommodation for your stay, and enjoys a view of Loughrigg Fell. The contemporary, large living room has plenty of comfy seating for everyone, and by opening up the French doors, you gain extra space for alfresco dining or enjoying a morning coffee in the private and enclosed garden area. A large open plan kitchen with chic dining area is perfect for entertaining, and if the younger members want their own space, there is a hideaway for them too! Every bedroom is beautifully presented, one with en-suite, as well as an additional family bathroom.
Step outside, and just a short stroll you are in the heart of Ambleside, with an abundance of shops, cafés and eateries, walks for all abilities can be found on hand or just a short drive away, and the Lakes Cruise terminal is just a 10-minute walk away at Waterhead.
Further afield and just a short drive or bus ride, and you have Grasmere, Bowness or Rydal, a perfect base for exploring the Central Lake District. Beach 19½ miles. Shop and restaurant 250 yards, pub 200 yards.

Great house, in a great position in Ambleside. Parking, 2 bathrooms/3 toilets so good facilities.The only thing is the upstairs shower was leaking into the twin bedroom by the 3rd day ( but hopefully that’s fixed now) and if we’re being picky it would be nice to have enough of the same size of glasses etc for everyone. We were all between 60 and 80yrs so it was pointed out that a non slip shower mat would be good and grab rails.However great house, plenty of hot water and handy for everything

We did enjoy our stay again, but it wasn’t quite the 5 star experience we had last year. Some of the furniture has disappeared - the 2 extra chairs missing from the small sitting room meant that the teenagers couldn’t all hang out there comfortably this time. TV’s have also disappeared from bedrooms. Attention to detail on cleanliness is lacking - there was a clump of someone else’s hair on my bedroom floor and dirty marks on doors and kitchen cupboards, some crockery is chipped . Annoyingly, I had to empty a very full dishwasher on the first day, not what I want to be doing after a long journey and when the previous occupants have used more stuff than we did in the whole week. A lick of paint wouldn’t go amiss. It has potential to be 5 star if these issues are addressed

A great location, but sadly disappointingThe cottage is in a great location and the parking provided with the property is excellent, which were definite positives for us. Unfortunately, these positives were outweighed by the overall condition and cleanliness of the cottage.The whole property felt tired and in need of some attention. It would benefit from repainting and general maintenance throughout. There were also a number of specific issues that we encountered during our stay:The bathroom blind was broken.The bathroom ceiling had paint flaking from it.There was mould in the showers.The settees were dirty.The patio furniture and umbrella were dirty and had mould on them.The handrails on the stairs were dirty and needed cleaning by us.The front and back gardens were in need of weeding, and the pots needed replanting.All of the integrated kitchen appliances — including the oven, washing machine, dishwasher and fridge — moved within their casings when used, which didn’t feel particularly secure or well maintained.The spotlight in the kitchen was hanging out of its fitting.There was no wardrobe in the double bedroom, and one of the hooks provided was broken.The carpet was lifting from the fitting strip between the kitchen and dining room.The plug was missing from the downstairs toilet sink.Individually, some of these issues might seem minor, but taken together they gave the impression that the cottage hadn’t been properly maintained or prepared to the standard we would expect for a holiday rental.It’s a shame, because the location is excellent and the property has plenty of potential. However, we feel that a thorough clean, some redecoration and, most importantly, attention to the outstanding maintenance issues would make a significant difference. At the price paid, we expected a much higher standard of cleanliness, presentation and upkeep.
