Ivy House is a spacious and attractive cottage in a peaceful rural location, ideal for exploring the Lake District and enjoying scenic walks. Guests enjoyed the spaciousness, comfortable living areas, and warmth of the house. Some found certain beds and bathrooms less comfortable, and noted the spiral staircase was tricky, but overall comfort was rated positively.
The property offers excellent features such as a hot tub, cinema room, and well-equipped kitchen. However, repeated issues with the dishwasher, hot tub maintenance, lack of wardrobes, and some broken items were noted. Most issues were minor and fixable.
There were no mentions of welcome gifts, and several guests noted the absence of a welcome pack, instructions, or clear signage. While the host was responsive in some cases, improvements in guest information and small touches would enhance the experience. Please note that gifts are not guaranteed.

Ivy House has been fully renovated for 2022, bringing this traditional Cumbrian house up to today’s standards and beyond, with four double bedrooms all en-suite with the bedroom at the back having a fantastic copper bath There is a large living room for the family to entertain each other, plus a second sitting room ideal for kids to use as their own, a large kitchen/diner opening out onto the garden with a hot tub and sitting out area where you will be able to soak those magnificent walks away on an evening. A short distance is the tiny village of Dockray which still has its own pub to wander down to for some local fayre. Situated on the fellside adjacent to the Cumbrian Way, with superb views across the valley to the hills around Ullswater. Experience Lakeland at its best, with every kind of outdoor activity on hand. Ivy House is a haven away from the stresses and strains of everyday living and ideal for anyone looking to spend some time amidst the peace and quiet of this beautiful scenery. Walk straight out on to the fells from the door or go pony trekking and see the sights from a different angle (book at nearby Rookin House). Enjoy boating and sailing on Ullswater or take in the magnificent scenery on a launch trip up the lake. A region which offers something for everyone, whichever season you choose to visit – in the winter months, why not join the Lake District ski club and ski on Raise. For enjoyable days out, there are plenty of places to visit, including Aira Force waterfall, Wetheriggs Pottery Museum and Penrith Castle. Also, in the area surrounding Penrith is the wonderful Rheged Discovery Centre, Lowther Leisure and Wildlife Park, Dalemain Historic House and Gardens and beautiful Hutton in the Forest. The lakes and fells to the south are easily reached or go north to the charming villages and historic sites in the Borders. Beach 34 miles. Pub 2½ miles.

We stayed for 2 nights as a group of 6 and on the whole had a fab time, the house is immaculately clean and beautifully furnished, beds are comfy and the hottub is the star of the show, and was much appreciated by our aching muscles after a day of paddleboarding! The location is fab, far enough away from things to make you feel like you're getting away from the world, but plenty to do, shops and cafes in driving distance. However, there were some niggly things where I'd just expect better for the price we paid (£910 for 2 nights) - our first night we had no water anywhere but the downstairs toilets and kitchen sink, so couldn't take any showers and all had to brush our teeth in the kitchen sink. Our lovely en suites were essentially decorative. We did get in touch with the owner the next morning and he talked me through how to reset the water pump, which I just feel leaving some simple instructions would've prevented this. Instructions for the hot tub, ovens and thermostats would've been really helpful aswell. The garden furniture is in a rotten state, with the chairs having broken arms, so was pretty much unusable. And lastly, there are no sockets on a counter anywhere in the kitchen. We had to plug in the toaster and kettle on the floor at the other end of the room! Given how modern the kitchen is, this was very unexpected. I think if these little things were sorted, we'd probably book again.

The property was situated in a good location for us who were looking for some close Wainwrights to tick off. It was nice to be remote and amongst the farms. The property was a good size if you are a larger group and the kitchen space was nice as a social area. We only used one of the bedrooms and found the bed to be comfortable. It was strange that none of the upstairs bathroom doors close properly. As there was only 2 of us we were able to pick which bathroom to use. It would have hard using the sinks that were over the toilets but I get that it’s about utilising space. The main issues for us which would stop us wanting to stay again were:The was a very damp smell in the main lounge which didn’t go away with air freshener. The hot tub had an unpleasant smell which put us off from wanting to use it. Some of the pots and pans in the kitchen were very dirty. The property would benefit from steps for the hot tub and nicer garden furniture. Unfortunately we would not stay at the property again although I appreciate it would be good for larger groups.

A lovely big property with plenty of room for 8 folk. Hot tub lovely and warm.A few minor niggles:Not enough garden furniture for group and what was there in poor condition.Bed in middle room bit worse for wear and needs replacing with something more substantial. There needs to be instructions on how to work cooker/oven.Both bins broken.Despite these would definitely consider another visit.
