Oil central heating, electricity, bed linen, towels and Wi-Fi included. . Back garden with sitting-out area and garden furniture. Hot tub for 5 (private). Bike store. One small dog welcome, to be kept on a lead at all times (sheep country). Private parking for 4 cars. No smoking.. Ivy House has been fully renovated for 2022, bringing this traditional Cumbrian house up to today’s standards and beyond, with four double bedrooms all en-suite with the bedroom at the back having a fantastic copper bath There is a large living room for the family to entertain each other, plus a second sitting room ideal for kids to use as their own, a large kitchen/diner opening out onto the garden with a hot tub and sitting out area where you will be able to soak those magnificent walks away on an evening. A short distance is the tiny village of Dockray which still has its own pub to wander down to for some local fayre. Situated on the fellside adjacent to the Cumbrian Way, with superb views across the valley to the hills around Ullswater. Experience Lakeland at its best, with every kind of outdoor activity on hand. Ivy House is a haven away from the stresses and strains of everyday living and ideal for anyone looking to spend some time amidst the peace and quiet of this beautiful scenery. Walk straight out on to the fells from the door or go pony trekking and see the sights from a different angle (book at nearby Rookin House). Enjoy boating and sailing on Ullswater or take in the magnificent scenery on a launch trip up the lake. A region which offers something for everyone, whichever season you choose to visit – in the winter months, why not join the Lake District ski club and ski on Raise. For enjoyable days out, there are plenty of places to visit, including Aira Force waterfall, Wetheriggs Pottery Museum and Penrith Castle. Also, in the area surrounding Penrith is the wonderful Rheged Discovery Centre, Lowther Leisure and Wildlife Park, Dalemain Historic House and Gardens and beautiful Hutton in the Forest. The lakes and fells to the south are easily reached or go north to the charming villages and historic sites in the Borders. Beach 34 miles. Pub 2½ miles.

    The house is a good house in a good location for activities in the Lake District. However there are a few minor issues that need to be raised and addressed. These being: - The bedroom at the rear as a spiral staircase which has no anti-slip inserts which makes it extremely slipper to use. What might need considering here is also the means of escape is there was fire. - Baths/showers. Whilst there are 2 baths, the showers are limited to 2 rooms and the smaller shower did not work correctly. I would suggest at least installing a shower in the rear bathroom area. Also as the baths were so deep, when one was used a someone had a shower, there was no hot water left until the tank had refilled. - Dishwasher. This did not work and when we contacted the owner he knew this but yet had not attempted to repair it- Rubbish - There are no bins provided outside to put full bin bags in- Wardrobes - There are no cupboard spaces in the bedrooms to store any clothes only a hook on the wall to hang a few items.- Kitchen Patio Doors - These did not seem to lock - Instructions - there were no instructions in the property for using items within the property - Sinks. Sinks were on top of the toilet cistern in two of the bedroom en-suites. Whilst these are very eco-friendly they were difficult to use for washing / brushing teeth- EON - Engineer man arrived Friday morning at 8am to fix the smart metre whilst we were trying to pack to vacate the property. We understand that this was pre-booked by the owner but this was not mentioned to us either before or during our stay. As you can see these are all minor issues that can easily be put right to make the property prefect for your stay. hopefully this feedback helps.

    The house is beautiful, its in a rural location perfect for what we wanted and a 10 minute journey from the most amazing waterfall in the Lakes.The rooms are all very spacious and clean all with on-suites, we were pleasantly surprised to find there was a 2nd sitting room, (this isn't shown on the photo gallery), which was extremely comfortable to relax in on an evening. The kitchen was perfect to cook in, with plenty storage space to accommodate us all. The hot tub was the cherry on the cake. Its a perfect place to get away and enjoy the Lakes, with a touch of luxury.
