Site Description

Yaxham Waters is set in 15 acres of wonderful parkland in the heart of rural Norfolk with views of the Mid Norfolk Steam Railway which runs along the back of the park.

Offering an idyllic location Yaxham Waters is home to two well stocked fishing lakes, one of which is for the sole use of visitors staying at the park.

    The layout of the cottage is not idea. Access to the toilet/shower room was direct from the main lounge area adjacent to the TV seating positions.The second bedroom was the same size as the main bedroom but had bunk beds. It would have been much better to have two single beds or even another double bed.The hot tub was a good size but would benefit from a larger slabbed floor surround as at this time of year the grass is wet.p and muddy.The quality of the kitchen sharpe/cooks knifes was poor. They were in our opinion potentially dangerous to the user and this was mentioned to the site management who responded favourably to the report.

    Got a great deal on the price as our holiday was during the school term. The price rockets during school holidays! The accommodation was clean and there was enough room for the three of us. I wouldn't recommend more people as there is only one bathroom. The hot tub was clean but was intermittently working. On the first day, the jets were great but following that, we couldn't get more than a gentle wave which was a little disappointing. There are shops close by, including a large supermarket supplying everything you should need. We used the accommodation as a base and visited Roar adventure park (definitely recommend a visit!), and a local petting farm so there is plenty to do. Also a great Indian restaurant just a 15 minute paved walk. We stayed Monday to Friday, which actually means Tuesday to Thursday because you cannot enter the cottage until 5pm and you have to leave on final day by 9am which is really early. On the final day, they also ask you to place the sheets and towels in colour-coded bags. I can understand that during the pandemic this is a good idea but it would have been nice to be given an extra hour or two on the last day to ensure that we had gathered all of our belongings and made sure the cottage was clean and the sheets had been bagged up.

    The cottage was lovely! My only suggestion would be adding some mirrors in the bedrooms
