Built in the late 1700s, Hobland Barn had a number of uses, such as for cattle, grain and potato storage. It was renovated as a family home with light, space and the Norfolk countryside views at the heart of its design. Part of a cluster of similar conversions, Hobland Barn looks over sprawling fields, which can be viewed from the first floor balcony. Whilst it is the perfect rural location, the pretty seaside town of Gorleston-on-Sea is only 3 miles away, and if the traditional seaside experience is on your list of ‘to-dos’, Great Yarmouth is a little further, at 6 miles away, with attractions, rides and ice cream galore for all the family. Hobland Barn is ideally placed to explore the National Park further inland. You can take out a day boat, hire bikes or simply walk many miles along unspoilt water’s edge, taking in the nature, wildlife and simply just enjoying this unique landscape. History abounds in Norfolk and a trip to the fine city of Norwich must be on your list of things to see and do. With its castle at the heart, and an array of cobbled lanes to explore, it would take you all day and more to really experience all this city has to offer.

Inside Hobland Barn you can expect plenty of room for the 12 people it sleeps, with two separate living areas and a spacious kitchen with a gas cooker range, breakfast bar and large French doors that open out to the patio area, swimming pool and enclosed garden. With underfloor heating, luxury bathrooms and chandeliers, this really is a ‘wow’ location to spend your break away. There are four bedrooms on the ground floor making this property ideal for larger extended families and groups. Surrounded by floor-to-ceiling windows in the living areas, even a day spent inside is an enjoyable way to pass the hours. On the first floor is a large family living room, large comfy sofas and French doors opening out to the balcony overlooking the garden and neighbouring fields. A further two bedrooms including the master en-suite, compliments this large family property perfectly. Beach 3 miles. Shop 2 miles, pub and restaurant 3 miles.

The charge to heat the pool will be £60 per day plus £80 start-up fee. Payable to the owner on arrival.

Pool unheated October - June and heating on request July - September : If you are using the pool during your stay, please bring your own pool towels.

From October to June inclusive it is not available for use.

    Group of 12 ages 66 to 18 months spent the weekend celebrating 2 x 30th birthdays. The Barn is in a wonderful location in the countryside but if you don’t want to cook we had Chinese & Domino’s delivered, however the first Chinese only took cash so we had to change to another! It has loads of space, the upstairs living room is amazing for large groups, we were able to play games such as twister with no problem. Amy answered any questions within minutes which is what you want and was happy for us to arrive early as the Barn was ready. Just a great way to make memories with loved ones, will be back next year ❤️

    Have hired Hobland Barns before but this visit was disappointing. I chose Hobland Barns because it could sleep 12 and had a swimming pool that could be heated June to Sept. We went in August. The day we were due to arrive the owner phoned to say that the pool heating wasn't working but that she was ringing the engineer. and that we had hot water to shower with at least. Too late to rearrange a new location we went thinking it would be repaired during our stay. Despite chasing the owner up the pool heating was never repaired. The children were so disappointed as the pool temperature was too cold for them to go in at 20 degrees. A lovely barn but unfortunately the shower ran scalding hot or cold only, dishwasher oven and garden furniture in need of repair and cobwebs in the bedroom

    Holbarn barn is a beautiful home, and we had a lovely stay. The owners were very attentive when asked for assistance. And offered lovely advice on activities. We booked the barn for its downstairs facilities as we had someone with reduced mobility. To be honest this wasn't the best place for them, there is too much furniture for them to get around easily, the floors are uneven, there was no chair in the shower which was only scalding or cold. The barn could do with some maintenance, all the doors make a lot of noise, not all the lights work. The sun shade over the conservatory is torn and flaps about. It is beautiful but not luxury. The pool was an excellent part of the holiday which we had to have heated for the children to be able to use. Which do to the cost of staying here really should be included. The surfaces of the pool really could do with a good clean as well as having a safety rail to help people who aren't so steady on their feet to get in and out
