No smoking. Please note: There is a dyke at the end of the garden.. This detached property enjoys a beautiful location with uninterrupted views across the meadows where the river winds through, ideal for spotting the abundant birds and wildlife. Surrounded by its wrap around garden, completely nestled amongst woodlands and marshland. This idyllic location is a paradise for nature lovers, so be sure to bring sensible footwear and binoculars. The owners have also thoughtfully provided hairdryers.

The pretty conservation village of Ludham, 4 minutes’ drive, with a post office, shop, pub, tearoom and good butcher. There are so many eateries and riverside pubs to enjoy in the area. Womack Water, Potter Heigham, Horning and Wroxham all offer opportunity for daily boat hire, tuition and hire of paddle boarding, kayaking and canoeing. You will find wide sandy beaches backed by dunes at Hemsby, Winterton on Sea and Sea Palling, along with Great Yarmouth, with its funfair and traditional seaside amusements. Excellent location for walkers and cyclists where you can enjoy nearby trails and footpaths that surround you.

For the children there is nearby Bewilderwood Adventure Park and Roar Dinosaur Park. Wroxham, known as capital of the Norfolk Broads National Park, 11 minutes’ drive, with riverside restaurants, supermarket, shops, daily boat hire and river trips to enjoy and Wroxham Barns. The riverside village of Horning has a selection of tea shops, restaurants and pubs. Horning Ferry is on the outskirts of the village where you will find a marina, leisure club and pub. Alternative days out; enjoy the fine city of Norwich, with its cathedrals, castle, museums, theatre and vast array of cafés and a magnet for shoppers. There is a wealth of National Trust properties to visit in the area, which includes Felbrigg Hall, the beautifully landscaped Sheringham Park and the magnificent Blickling Hall. Beach 10 miles.

    Comfortable cottage in excellent location. Lots of amenities in the immediate area. Perfect for dog walking. Basic equipment in the cottage. Although the garden is secure for dogs, the dyke to the side of the garden is open and very muddy. My dogs found it immediately!! Lovely owners, just up the lane. Beware of the stairs. This is a very old cottage with very steep and winding stairs to the bedrooms. Bathroom is downstairs so something to consider if you need to use the loo during the night.

    A lovely tucked away cottage.Brilliant secure garden for our 3 dogs to play.Great base from which to explore the area.

    Nice quiet area, good view from a very shady untidy garden. Walks from cottage door were excellent.Stairs in cottage a hazard, not for anyone with mobility problems, although it is mentioned in property information. Upstairs in bedrooms lack sockets, and no mirrors. Kitchen accessories minimal. Good pub very close, lovely food.
