Spacious and beautifully finished, it combines modern luxury with lakeside charm. The bright open-plan living space features bi-fold doors that open onto a balcony overlooking the lake, a cosy wood burner, and a Smart TV for relaxed evenings in. The contemporary kitchen is perfectly equipped for entertaining, with two ovens, a steam oven, twin hobs, and a large island seating eight. A dining conservatory seats twelve, and there’s also a ground-floor shower room and utility room.
Three bedrooms are located on the ground floor, including a bunk room, a flexible super-king zip-and-link, and a second super-king with a trundle bed sleeping four in total. Upstairs, the master suite has a king-size four-poster bed, roof terrace with sunset views, walk-in wardrobe, and a luxury en-suite with freestanding bath and double sinks. A family bathroom completes the ground floor, while the first floor also features a cinema and games room with an 84-inch TV, perfect for cosy movie nights or family fun.
Outside, the space is made for relaxing and socialising. Two private jetties extend into the lake, ideal for launching your own small boat or jet ski, and guests can also book water-skiing and wakeboarding on a neighbouring lake within the Pentney Lakes complex. The garden features a lakeside terrace with outdoor dining area, fire pit, and a hot tub for six, as well as grapevines, a herb garden, and parking for five cars.
Set within the exclusive Pentney Lakes development in West Norfolk, the property is surrounded by more than 275 acres of private woodland and freshwater lakes, an outdoor lover’s paradise. Guests can enjoy peaceful lakeside walks, paddleboarding, or fishing on the nearby dedicated fishing lake (booking required). The area is full of wildlife and natural beauty, creating an atmosphere that’s both tranquil and uplifting. A stunning property with a beautiful view over the lake. Very comfortable. Clean. Very welcoming. Everything that anyone could need. So many places to sit. Would 100% recommend. So much thought has been put into the house. The garden was beautiful. Loved it. We were surprised that the boathouse shared our drive and so had to be on our guard with our dogs. Also swans and signets came onto the garden. Luckily some of us were out with the dogs as they could have attacked the birds. Loved the wildlife, fish, butterflies and dragonflies. Our only negative, and it was not a reflection on the house, it was too hot!!

We had a lovey weekend at the lakehouse to celebrate my mums 70th! There was 12 of us. The house is absolutely lovey with a great view of the lake. Had everything we needed to make our stay comfortable. The kids loved the hot tub too 😀 would definitely recommend x

We visited the lakehouse for a family birthday and had a brilliant time - very comfortable for all of us (7 people and 2 dogs). The lake is beautiful and peaceful with lots of wildlife, although one neighbour wasn’t happy with us using a canoe and SUP (we did anyway when they weren’t using their huge boat for waterskiing!) The house is lovely with v comfy beds and sofas, and owner left us a fantastic selection of tasty goodies. On-site pub served really good food - especially Sunday dinner, also good food at nearby Norfolk Woods site, and for breakfast / lunch the cafe at Bawsey Country Park which was great for dog walks - woodland and also a lovely lake with beach. Highly recommend the Lakehouse for family / friends get-togethers.
