Situated in the Norfolk Broads, just outside the pretty waterside village of Horning, this prestigious, single storey barn conversion has been completely refurbished to offer well-appointed accommodation. Complete with games room next door to the property, with pool table, CD player, board games and Freeview TV, and its own private patio garden, perfect for relaxing and enjoying the large Norfolk skies. Nestled alongside the owner’s home, the property enjoys a wealth of opportunities for walking, cycling and bird watching. Horning, ½ mile has riverside pubs, cafés and shops. Sailing, motor day boat hire and river trips are available from Horning and Wroxham, and river fishing is available along local waterways (seasonal - licence required). A number of broadland centres offer bike hire or canoe hire, possibly the most delightful way to discover the lovely reed lined waterways and their abundant wildlife.
Wroxham 3½ miles away, is known as the ‘capital of the Broads’ and home to the ‘world’s largest village store’, as well as the train station for the Bure Valley narrow gauge steam railway. Nearby How Hill nature reserve, with its marsh meadows, dykes, woodland and open water, is well worth exploring. A few minutes away is Bewilderwood, a magical tree top park which promises children a day to remember. There are excellent wide sandy beaches at Sea Palling and Horsey, 12 miles, backed with sand dunes. The seaside resort of Great Yarmouth, 16 miles, offers family fun with its famous pleasure beach, fun fair and amusements. The Pleasurewood Hills theme park at Lowestoft is 28 miles away, while Cromer, 20 miles, offers traditional seaside entertainment including a renowned end of pier show, Amazonia zoo, shops, restaurants and cafés. Bygone museums, craft centres, National Trust Felbrigg and Blickling Halls, and Horsey Windpump are all within an easy drive.
The medieval city of Norwich, 11 miles, has a magnificent cathedral, castle, galleries, museums, cinemas, theatres, excellent shopping, cafés and restaurants. The north Norfolk coastline has rspb reserves, coastal path and many picturesque villages which boast pubs and restaurants serving superb locally caught seafood. There are seal watching boat trips from Blakeney Quay, 30 miles, and Morston Quay, 31 miles, while historic Holt is 25 miles away for shops, café, restaurants and Holt Lowes countryside park and trails. Beach 12 miles. Shop, pub and restaurant ½ mile.

When we arrived we were greeted by one of the owners who was very friendly and welcoming. The moment we stepped through the door it was very homely. Extremely well equipped property and everything has been thought about books dvds puzzles thankfully we never used as the weather was kind for us to go out. We loved the decorative touches and a lovely welcome basket so we could have a cup of tea and a piece of cake before unpacking. Great location about 15minutes to wroxham 40mins to sherringham 20mins to great yarmouth and parking off road. Lovely enclosed court yard garden.Very comfy beds.The games room was amazing place The only negative which is not the fault of the owners who cannot do anything about is the morning rush hour traffic just something I'm not used to as I live in a cul de sac and a very light sleeper. This certainly did not spoil our holiday in any way.
