Each property has oak flooring; is well equipped with many modern appliances suitable for contemporary living and tastefully furnished throughout. This complex is in a very private setting and offers the additional bonus of being only 50 yards from the trout and salmon rich South Tyne River, where fishing is available on a pre booked basis for a fee dependent on month of the salmon season.

    My friends and I stayed at your Coach House cottage on the weekend of the 14th November.We feel quite let down and a bit disappointed with the property and its amenities throughout our stay.I originally booked this for my birthday as I stayed there with my daughter for her 30th birthday in 2023 and had a great time.As I let the owners know during our stay, the toilet in the accessible bathroom was broken and not able to be used. Since our stay my friend has let me know the parts are available from Screwfix and we feel your response of the parts being unavailable/waiting for the parts is below the standards we would expect from a rental property. I have also noticed there is a review mentioning the toilet from two weeks. This should have been mentioned prior to our stay.There were also issues with radiators being broken, toilet seats broken, objects under the bed ,sofas, and general dirtiness. We were incredibly disappointed that the hot tub was ripped and unclean as this was a big factor in us staying at this property.

    We regularly stay in cottages around Northumberland and North Yorkshire and this is the worst cottage we have stayed in, which is a shame as the location and views are amazing. There was no heating on when we arrived, however a quick phone call and the owner came to fix the boiler pressure. The radiators did take quite some time to heat up and we did have to wear coats indoors for the first evening. For a cottage that was advertised as wheelchair friendly, there was no light leading to the house as we tried to navigate our way to the cottage entrance in the dark and as the pathway was neglected, overgrown cobbles, it was dangerous for a member of our party, who has mobility and health issues, to walk on. The wheelchair accessible downstairs bathroom was also out of order and when this was questioned, we were disappointed by the owner's reply - 'we are waiting on a part but you have 5 other loos to play with'. We appreciate these things happen, but were not informed of this before arrival nor given an apology. This was one of the reasons the cottage was chosen.The outside area, although perfectly secluded with a beautiful view, has also been neglected as the hot tub cover was ripped and damaged and only half of the jets in the hot tub were working. Some of the outdoor furniture was also damaged and unusable.The blinds in the bedrooms were either broken or non existent. There seemed to be an infestation of flies upstairs. We appreciate that this is a working farm but we have stayed in many working farm cottages previously (Birdforth Hall near Thirsk being one of them which was an outstanding accommodation) and have not had this quantity of flies (18 flying around in one small bedroom). We did appreciate the fly spray that had been left for us and this was used regularly. On arrival, we discovered items had been left by previous occupants - underwear and socks, Olbus oil, golf tees, makeup pads, etc. which had not been cleaned/tidied. As it is not our job, we did not clean this up and left them as we found them.This cottage could be amazing with a deep clean, modernisation and pest control. It would also be helpful to leave a welcome pack for occupants to be able to see where the local attractions/local takeaways are but of course this was not a necessity.We are disappointed by the owner’s factually inaccurate response to our feedback and we wish him well with his cottages as they could be beautiful with some care and attention.
