Before you enter the property through the period front door, be sure to take a moment to read the plaque commemorating the architect who built this superb property. Once inside, you are welcomed into the entrance hall, with plenty of space to hang your coats and leave behind muddy shoes before stepping into the grand dining room. The formal dining table is framed by exposed beams and gently warmed by the gas fire, creating a social space for all of your loved ones to gather to enjoy a home-cooked dish or pop open a bottle of fizz to toast to a superb holiday. Next is the country-style kitchen, containing everything you could possibly need to cater for yourselves for the duration of your stay, as well as a woodburning stove, adding to the sense of character. The elegance of the property is continued into the sitting room, where a large bay window floods in natural light into the space, creating a tranquil environment for you to curl up on the plush sofas with a good book in hand; flick on the gas fire for extra warmth during a winter’s evening. For family film nights, be sure to grab your popcorn and make your way down to the basement, on the stairs or whizz down the slide, where a cinema room awaits, perfect for relaxing evenings or whiling away a couple of hours during a rainy day. Completing the living rooms is a beautiful conservatory, where the adults

can sink into the sofas, whilst the younger guests of the group challenge each other to a game of pool, air hockey or table tennis. The ground floor is completed by a double bedroom, which has a contemporary en-suite shower room, boasting a walk-in shower, basin and WC, ideal for those with limited mobility, whilst upstairs are a further five bedrooms. Climb the staircase to be greeted by a Tudor-style landing with an impressive glass roof with leaded windows painted with the Tudor rose. The master bedroom comes with a super-king-size bed with bay windows, which overlook the suburb garden and its own elegant en-suite bathroom with a walk-in bath, separate slipper bath, basin and WC. The remaining bedrooms comprise of a super-king-size bedroom with a sofa bed and en-suite, two super-king-size bedrooms and a twin bedroom, each enjoying the same touch of opulence as the other rooms and designed to ensure a flexible sleeping arrangement.     The kitchen cupboards are ALL full of appliances or plates etc which leaves no room for food apart from one skinny cupboard, all of our food was left out on benches. I think the cleaners should check the cupboards to see if last tenants have put away clean dishes, we used the pans for the hob but they we still DIRTY off previous tenants which is not ideal. There was Mushrooms growing down in the cinema room- which smoked when touched!! Sooo dangerous with dogs and children in the property, also floor had no carpet so when the underlay moved the carpet grippers were on show, again dangerous with the children. Tv in the sitting room, we couldn’t get it to work, if we did get it to work we all couldn’t sit on the sofa’s and watch it cause of the positioning of the TV. Games in the sitting room not well stocked, same as games in the rest of the property, no hockey puck for hockey, not enough counters for connect 4, garage had bags of outdoor games, football one empty, tennis one empty etc, trampoline needs to be more safe, the cover is coming off which one child got their foot stuck in the springs around it, again dangerous! Showers were not working at all, hardly no pressure to shower which means very little water coming out, some showers weren’t even getting hot or working at all, this has previously been mentioned in the visitors book but still not sorted ? The courtyard wasn’t usable, must be a blocked pipe from the sink and/or washing machine which has left black sludge over spill - very slippery and foul smell. We made the most of our weekend and it was well needed to spend time with family from down south, we took toys/games with us to keep us entertained and enjoyed the pool table and hot tub most, we took a variety of indoor and outdoor activities, not ideal for packing lightly, but it is needed at this property if you have kids with you as the facilities I don’t think are kept update as much as needed. Property very clean on first glance, again think the cleaners should check BBQ etc we checked and it wasn’t cleaned for god knows how long as well as the tongs left for use of the BBQ. Very large and spacious and for all the and the family, I would recommend staying here but to take your own activities, pool table trampoline and slide wasn’t enough to keep our kids entertained for 3 full days. Loved the bathrobes for hot tub and I say very clean on first glance, very large property and the slide is a bonus - even the adults enjoyed it. Thanks for the over nights stay, well needed to spend time with family.

    There were a few things broken or not cleaned properly when we got there but none of this stopped us enjoying ourselves. The only reason I am telling you this is so it can be even better then it already is. The carpet was coming adrift on stairs There was Red wine stain under sofa in living room near mirror Toilet chain loose in bedroom on suite which only has a shower and toilet There was no TV signal in living room Large water mark on puffy in living room The toaster only 1 side works properly The filters in dishwasher hasn't being cleaned There was no chemicals in hottub so by Saturday evening it wasn't very pleasant to use. Amazing things that stood out to us: The robes on the beds The comfort of the beds and pillows All the essentials that was in the kitchen (bin bags, washing up liquid ect) The facilities in the games room The slide was a winner The extra fridge was a massive help We are already talking about booking again for next year, thanks again and we hope that we left everything in the best possible way we could.

    We all ended up sitting in the kitchen with the wood burning stove. Also the water pressure was generally very low which made showers unappealing. Otherwise it was a lovely property.
