St Keverne 2.6 miles. As you drive up the hill from the fishing village of Porthallow, on the sheltered East Coast of the Lizard Peninsula, Cornwall, Roskorwell Manor appears in front of you as a grand, five-bedroomed property, in this AONB, set in its own large lawned garden, with sea views to the east over the Carrick Roads and Falmouth Bay and to the south, over the beautiful Porthallow Valley, with the cottages of St. Keverne just visible on the distant hills.

The main house’s four double bedrooms have their own en-suite bathrooms and enjoy views of sea and countryside, while the fifth bedroom, measuring 16ft x 12ft, with a further, large en-suite wet room, is contained in a ground floor separate Annex with level access from the private parking area, and just a few feet across the courtyard from the main house.

All the rooms are light and airy, and the property has no interior steps on either floor. The spacious, first-floor landing is accessed directly by all the bedrooms, being reached by an original period wooden staircase with turned handrail and low risers. The spacious property accommodates 10 guests and up to two well-behaved dogs, plus there is a cot for an infant if needed.

Park up on the driveway before entering the charming hallway, leading to two sitting rooms on your left, each with its own woodburning stove and traditional decor, while to your right a doorway leads to a very large, well-equipped kitchen/diner, with an American-style fridge/freezer, arching beams overhead and wood-panelled base units, topped with granite worktops, allowing for multiple working areas throughout the kitchen, in which all culinary needs are provided for a large group.

The granite-topped central island unit offers extra seating for two, to enjoy a glass of wine while chatting with the “chef”, and at the other end of the room, which runs right from the front to back of the whole house, is a contemporary dining table, giving plenty of space for four adults or children down each side and two each end, making a convivial setting for the whole family to enjoy.

In the warmer months, an alfresco affair awaits on the south-facing sun terrace behind the house, where two tables and chairs with parasols provide seating and optional shade for all, and where the large Indian Kadai fire bowl with grill provides the perfect barbecue. Play a game of Boules (Pétanque) on the front lawn while you wait for your steak to cook on the grill, or while you sip your evening drink and simply take in the views in the summer evenings.

All the bedrooms have the luxury of en-suite bathrooms or shower rooms, heated towel rails, and contemporary furnishings. In the annex, you will find a 6ft super-king zip/link bed, which separates to become optional 3ft divan beds if wished, a dining area, wall-mounted TV, a kitchenette with essentials along with an large wet room. Throughout the whole property, the combination of efficient central heating with super thick stone walls and windows with double glazing leads to a particularly welcoming warmth in the winter months and conversely, in the summer months, the house stays cooler due to the walls and windows.

There is a king-size bedroom, with bathroom and double aspect views; here, you can sit up with breakfast in bed on your lap, perhaps, and watch the boats coming and going to Falmouth and the Carrick Roads or the yachts accessing the estuary of the Helford River.

There are two super-king bedrooms with optional zip/link 6ft beds, offering the alternative use as two 3ft singles, if required; there is also a twin room with en-suite shower and far reaching inland views.

There is a 6ft super-king “master” bedroom with dual aspect, showcasing the wide seascape and St Maws in the distance, and an en-suite bathroom with its own stunning views and great facilities.

The landing and all the bedrooms on the first floor have the original golden yellow polished floor boards running the full length of the rooms, as well as tasteful décor throughout - the “master” and the annex also have wall-mounted TV's. Come morning, relish a coffee on the sun terrace, before starting your Cornish adventure at Porthallow Beach, a short walk (0.4 miles) down the hill. Wonderful walks with stunning views can be accessed directly from your front door and the famous South West Coastal Path is around 100 metres away. The garden is fully enclosed so your furry friends may be safely let loose in it, while you are at the house, but please be sure to clean up after them using the facilities provided. A short car journey away you’ll arrive at the Cornish Seal Sanctuary near Gweek, offering immersive experiences, such as “Breakfast with the Seals”, as also Trebah Garden, a sub-tropical oasis and Glendurgan Garden, spanning 300 acres of National Trust grounds. There is something to keep the younger ones entertained, as well as catching up on supermarket shopping, in nearby Helston, namely Tours of the Museum of Cornish Life, or even more excitingly a thrill-seeking day out at Flambards Theme Park, home to a host of rollercoasters, go karting and adventure play. Further afield there are many historic places to visit, including Godophin House, historically home to the founding stallion of the Thoroughbred horse, the imported Stallion named the Darley Arabian, as well as the famous Menac Theatre, carved out of the rock, near Penzance, Poldark Mine, or the bustling resort of St. Ives on the north coast, a Mecca for artists.

Additionally, there is a diving school at Porthoustock and surfing school at Coverack, both a few miles south down the coastline from Roskorwell, and a Riding School further inland near Treglossick, with a challenging Golf Course at Mullion and sailing lessons available on the Helford River - all within 4 miles of Roskorwell Manor. Close by lies the fishing village of Porthallow with its popular pub, “The 5 Pilchards”, offering delicious takeaway Cornish pasties, where they say you can hire a boat to take you fishing for Lobster or Sea Bass, maybe to be grilled, on the very same day, straight out of the sea, on the barbecue back at Roskorwell Manor?

St. Keverne, a charming community located just 1.25 miles inland on the eastern side of The Lizard Peninsula, serves as the area's hub thanks to its charming village taverns, shops, and church spire, which was once used to direct Cornish fishermen home. The Lizard Peninsula's breath-taking natural splendour is easily accessible from St. Keverne by vehicle, bicycle, or foot. Along the South West Coastal Path, you can encounter walled fishing harbours, little hideaway coves, sandy bays, and stunning clifftop climbs. The Helford River, a yachtsman's paradise and the location of Frenchman's Creek and charming Helford hamlet, is just to the north.

    Caters well for families, from young to old. Facilities were excellent, with more than enough equipment supplied. Near to beach, pubs and restaurants. Would highly recommend this property.

    The beautifully kept gardens and the spectacular views were enjoyed by both adults and children alike. We went on walks with the dog to Porthallow beach (dog friendly) and a second cove just a little further round (not sure of the name), also dog friendly, where the children went crabbing in the rock pools...... just fantastic. The games room, with pool table gave some evening competition, healthy of course. The house is very comfortable and was spotlessly clean. The annex was great for the less mobile member of our party, the only comment, a rail by the toilet would have made this accessible room just a little more accessible, however this did not detract from the holiday at all. Well equipped with everything a party of 10 could need and as we were lucky to have fantastic weather as well, we also enjoyed a barbecue. The welcome pack was very informative, we loved the sustainable recycling and waste collection, and the wine and cream tea was a very thoughtfully, and enjoyable, start to our holiday. We would highly recommend this property and are already planning a return stay next year.

    The spacious property was situated in a beautiful location with stunning views over the surrounding countryside. The area was so tranquil and peaceful with only the sound of birdsong in the air. The thoughtful ‘welcome pack’, was very well received and was of excellent quality. The property was spotlessly clean, comfortable and very well appointed, the standard was excellent. The kitchen was extremely well equipped, the owner had thought of everything one could possibly need! The games room was an excellent addition to the property. Overall, it was a fantastic holiday in a fabulous property.
