This is a beautiful historical16th century pub which has been refurbished with the perfect mix of 16th century features with a modern spin. Sleeping up to 24 across 12 bedrooms and offering 8 bathrooms this is the perfect property for large families to come together to enjoy and rich countryside Tiverton has to offer. The property is located in Bickleigh, Tiverton. Bickleigh is a picturesque village found in between Exeter and Tiverton in the Exe valley. Known for its history visit the famous Bickleigh Castle (0.7miles) known to have hosted the young Anne Boleyn. 0.2 miles down the road is the Devon Railway Centre offering a great railway experience. For those walkers a trip to the Northdown Wood (1.1 miles) should definitely be on the list. Immerse yourself in spring flowers, rolling hills and walk for hours.

As you enter the property you will be greeted with a spectacular open space which has an array of seating available for all guests, a full working bar and a PA Sound System with disco lights and a dance floor. Great for those special events with friends or family, ideal for those children's birthday parties, family special anniversaries whilst you are on holiday. Two separate WC's (Mens Toilet) are to the right of the dance floor. To the end of the social dance room is a cosy cinema with a Smart TV with Netflix, relax for the evening in the vintage red-velvet cinema chairs that can seat a a maximum of 20 people with your favourite popcorn which has been heated up in the resident popcorn machine. To the right of the large social party room is the full working bar, this leads to a kitchenette with sink, storage cupboards and the stairs leading to Minnow 1 and 2. Along the ground floor from the bar kitchenette is the Minnow 3 which has a double bed (4ft) and an en-suite wet room with shower, WC and appropriate hand rails suitable for Guests that may not feel comfortable with stairs. To the left of the social spaces are areas that provide a little bit more intimacy for the party. For the competitive people amongst the group challenge each other to a game of Snooker, table tennis, air hockey and a large selection of other board games. There is a metal spiral staircase leading to the Otter Bedrooms. From the communal games room walk up the metal spiral staircase to Otter 1 and Otter 2. Otter 1 is a king-size zip-and link (which can be made into a twin 2ft 6" on request) there is a Jack and Jill shower room with WC. Otter 2 is a twin room. Next to the games area is the dining area, when the tables are joined together create the perfect dinner party atmosphere and have the whole group sit down for a meal. Relish in the fun times you are able to have at this property whether that be in the cosier areas or as one big group in the communal rooms. Following the communal dining area is the first communal lounge. Laze in one of the chesterfield sofas by the fire whilst reading a book, maybe even with a glass of wine. Seating for the full party is available in this communal lounge, and a decorative piano to add to the atmosphere. The stairs in this communal lounge take you to the Kingfisher bedrooms. Kingfisher 1 is a king-size with a free standing roll top bath with shower head attachment, and an en-suite shower room with WC. Kingfisher 2 is a double (4ft6) with free standing roll top bath. Kingfisher 3 is a twin with a Jack and Jill style entrance to the en-suite shower room, bath and with WC. Kingfisher 2 is able to use this bathroom via the entrance from the landing. In the communal party bar room is a second spiral wooden stair case leading to Minnow bedrooms. Leading from the large communal lounge is the Duck lounge with cosy velvet sofas, a warm fire and great for those quieter evenings if you fancied some time away from the main party watching your favourite TV programme. At your right there is a walk way to the smaller of the three family kitchens. Then Duck family bathroom with a freestanding roll top bath with shower head attachments and WC. Up the stairs is Duck 1 is a double bed (4ft6) sleeping 2 people. Duck 2 is double bed (4ft6) sleeping 2. WC is located on the landing. Back to the large communal spaces there is a doorway that takes you to the two communal kitchens, one is a large communal kitchen with electric AGA, a Smeg and a Britannia, two Smeg filter coffee machines, two fridges, two freezers, two dishwashers and ample storage space. The second kitchen is the Chefs kitchen fitted with electric AGA, dishwasher, cupboard space and sink. Back to the communcal lounge from the Chefs kitchen is s staircase leading to Heron bedrooms. Heron Bedroom 1 super-king bed, there is a free standing roll top bath in this room along with an en-suite shower room with WC. Heron 2 Bedroom four is a king-size with a free standing roll top bath and an en-suite shower room with WC. 

At the front of the property is a large lawn catering for every need any guest may have during their holiday. It is well lit throughout with outdoor lighting and fairy lights creating the best kind of atmosphere for your holiday. Chill out on the decking area in the six person hot tub, play all the traditional garden games like rounders, outdoor Chess and croquet on the lawn whilst the dogs run around in the open space. Get someone cooking on the BBQ and cooking a pizza in the egg charcoal pizza oven. Across from the property just off from the car park is the River garden. Grab yourself a blanket, cosy up on a lounger and enjoy some you time whilst reading a magazine listening to the River flow past.
