The Hay Loft is a luxurious and spacious five-bedroom barn conversion set within the grounds of West Pitt Farm, situated in Devon between Tiverton and Cullompton. Guests will love the rural, tranquil location with plenty of wildlife, starry skies and beautiful scenery that this perfect farm stay can offer. Newly constructed in 2023, this two-storey detached property enjoys captivating beautiful views above the Exe Valley and showcases all en-suite bedrooms with flexible super kingsize or twin sleeping arrangements, underfloor heating, a large private garden with a hot tub and plenty of space for a group of up to ten guests to enjoy a relaxing breakaway. The large, light and airy, open-plan sociable living space on the ground floor includes a well-equipped kitchen with a full range of appliances, a stylish island with breakfast bar seating and a beautiful living/dining area.

After a fun-filled day exploring Devon, gather your friends and family around the rustic dining table for a celebratory homecooked meal, share a cocktail from the quirky fold-down bar and relax on the comfortable sofas to watch a movie whilst enjoying the cosy glows of the wood burner. Sliding doors open out onto the balcony which is a real suntrap and where guests can enjoy the great news. The ground floor is completed with an entrance area, utility, downstairs toilet and three comfortably furnished en-suite bedrooms, one of which has access to another private balcony and another is classed as accessible with a wet room shower, shower seat, comfort height toilet and sink, non-slip flooring and grab rails. Head upstairs to discover the other two stunning en-suite bedrooms, one with a Juliet balcony and the other has access to its very own private study area, equipped with desk and chair, ideal for guests who have remote or hybrid working arrangements. Outside is a private hot tub, with steps and a ramp to the garden area, where guests can relax outside and enjoy the peace with its uninterrupted views, outdoor seating, firepit, and a charcoal barbecue.

The property is situated 1½ miles from the village of Butterleigh, with its historic church and popular country pub. The farm is just a 15-minute drive from the M5 and 3 miles from the market town of Tiverton, which has a range of excellent restaurants, cafés and shops. The accommodation is set midway between Devon’s two coastlines, convenient for a day out to either. The award-winning North Devon coastline is within an hour’s drive with its golden sandy surfing beaches, and the Jurassic South Devon coastal beauty spots are within a 45-minute drive. The breathtaking scenery of the National Parks of Exmoor and Dartmoor are both within an easy 30 minute drive. Visit one of the many National Trust houses in the area or explore the historic, cathedral city of Exeter with its impressive cathedral, excellent shopping malls, galleries, bars and restaurants. With delightful walks right on your doorstep, The Hay Loft is perfect for guests looking to enjoy the peace and quiet of a Devon beauty spot.

    What an absolute gem of a place! We stayed with a group for my 30th birthday and the house was perfect- a great midway point between Cornwall and London. It is even bigger and better than the pictures show! Super modern, comfortable, private & peaceful, with extremely comfortable beds and linen. Really appreciated that every bedroom had an en-suite! And the shower presure is spot on. Angela & Chris are the loveliest hosts and were super responsive throughout our stay- we are already planning our next visit!

    This was a beautiful property. The views are amazing and the bedrooms and bathrooms were so spacious. Great for families or friends. The hosts sold fresh eggs and helped out promptly when we had a problem with the Wi-Fi. Tiverton is only a few minutes drive away but you do need transport as walking to and from the town is via a very steep hill. The hot tub is a lovely bonus and there was outside seating but our weather in late October didn’t really allow us to take advantage of this. Would definitely recommend if you want a relaxing and quiet time away.
