Hawkins in Dartmouth is a spacious, characterful cottage ideally located close to the town centre, with the added benefit of garage parking. Guests appreciate the ample space, comfortable double beds, and excellent heating, making it a great choice for families and groups. The garden and outdoor space are highlights, especially in warmer months. While some areas could benefit from refurbishment and deeper cleaning, and a few maintenance issues have been noted, the property’s location, parking, and overall charm make it a popular choice for repeat visitors.
Several guests noted areas needing a deeper clean, such as dust on furniture, dirty carpets, and missed items under furniture. However, others found the house clean and comfortable on arrival.
The location is consistently praised for its proximity to Dartmouth’s town centre, local walks, and attractions. The garage parking is considered a major asset.
Guests found the house spacious and the double beds comfortable, but some mentioned uncomfortable single mattresses and limited headroom in top floor bedrooms. Stairs may be challenging for those with mobility issues.
The property is well-equipped with good heating, internet, and a valuable garage. Some maintenance issues were noted, such as a faulty dishwasher, dated furnishings, and minor repairs needed to railings and taps.
There are no mentions of welcome gifts or extra thoughtful touches in the reviews, so a score cannot be provided for this category.

We visited the third week in April 2026, the sun was bright and warming and on a few days a cold east wind blew. The house is in a great location on a level roadside and in easy walking distance of the hustle and bustle of Dartmouth. Lots of great walks straight from the door, either side of the river. Ferrys run regularly across the river, up to Greenway house - Dittisham or on to Totness. All really worth doing. The garage was great value as the cars stayed parked up all week! The garden was flooded with afternoon sun and the east wind was deflected by the substantial house bathing you in glorious late spring sunshine. The little ones (in our party) enjoyed the freedom in the garden while the adults watched from the well placed outside dining table.I don't know if I am disappointed with guests or the cleaning team as a deep clean was overdue. We found a pair of socks in a bathroom covered in cobwebs and dust, Easter egg decorations under the sideboard, thick dust on some bedroom units and the carpet under the bunk bed definitely requires a hover. That said, I would go back. The garden, garage, space within the property combined with the location is absolutely excellent.

Location and parking wise, this property is excellent. Can't fault it. However we did find quite a few downsides. Kitchen was well equipped but the floor was cracked, and there was a broken wine glass in the cupboard which my husband cut himself on. One dining room chair had a broken seat. The carpets were pretty dirty and stained, especially in the second double bedroom, the hallway walls were dirty and marked, there was dust on the skirting up the stairs, the curtains in the front room were like bedsheets. Super thin, weren't insulating which you need with single pane windows in winter, and let all the light in. Kids complained that their mattresses were uncomfortable (felt the springs). Slightly more picky issue.. there isn't a mirror near a plug socket in the large main bedroom, so we had to ask to use the mirror in the second bedroom to dry our hair. Not ideal when other want to get ready as well. The garage was a great addition but at night it was dark as light bulbs were gone. I think I would come back if the property were to get a refurbish as it's location and parking are great.
