Perfectly designed to host large parties or special occasions, Fletchers Combe Farmhouse and Barn combines two beautiful rural properties into one idyllic retreat; ideal for large family gatherings or for celebrating with a groups of friends. Sleeping 22 in total, the Farmhouse and Barn are set 50 metres apart, each having individual accesses as well as their own private gardens, which means they’re also ideal for smaller groups or families looking to experience a relaxing stay in South Devon.

Set within 70 acres of privately owned land within the rural surrounds of Totnes on the River Dart, the Farmhouse and Barn are encompassed by a wealth of trails, walks and streams, with trees for picnicking under and open countryside for running wild in. Known for its stunning landscape, most of the South Hams is designated as an Area of Outstanding Natural Beauty with unspoiled beaches wrapping around its coastline, and pretty coastal village dotting its topography. Dartmoor National Park is within easy reach where walkers and cyclists can take to its rugged Tor-strewn terrain, and for those less energetic days there are award-winning pubs to hunker down in for a plate of home made pie and mash and a Pimms cocktail.

Designed with every comfort in mind, both properties have ample gorgeous space for socialising in and quiet spots to steal away to for rest and relaxation. Spacious living areas and well-equipped kitchens are at the centre of each home, while inviting bedrooms provide sanctuaries to retreat to after activity-packed days spent out and about. Large gardens with outdoor furniture suites, barbecues, fire bowls and hot tubs create the perfect places for chilling out or entertaining under wide open Devon skies, while the youngest members of the family can slide, climb or run free in the outdoor play area and neighbouring paddock.

A fantastic games room with a punching bag, darts board, pool table, table tennis and table football is shared between guests staying at both properties.

The Farmhouse

Living Room

Situated on the ground floor, this lovely room is furnished with two sofas, a coffee table, TV cabinet, flat screen TV with Sky, a music system and DVD player. An enormous fireplace with slate hearth and original oak lintel house a fantastic cast iron wood burning stove, with a bench seat beneath the sash window creating a quiet place to enjoy the verdant outlook beyond with a cup of tea and biscuits

Kitchen

Located on the ground floor the rustic kitchen forms the heart of the home with an AGA and cast iron Jotul stove residing in two original inglenooks. Large and well-equipped, there is plenty of storage as well as worktop space so whipping up a batch of freshly baked scones or an afternoon roast is an absolute breeze. A good selection of cookware, cutlery, crockery and utensils are provided along with a range of appliances that include an electric induction hob and electric grill, fridge, freezer, dishwasher, washing machine, microwave, toaster, kettle, cafetiere, vacuum cleaner, iron and ironing board. Two armchairs rest on either side of the fireplace to create a delightful place to catch up on a good book (especially in the colder months when the fire is lit and roaring)

Dining Room

Situated on the ground floor and incorporated within the kitchen, this room has a farmhouse table and seating for eight as well as a TV with Sky and a music system. There’s also a desk and chair that sit alongside the two armchairs and fireplace

Master Bedroom

Situated upstairs on the first floor this en-suite bedroom is furnished with a king size four poster bed, chest of drawers, bedside tables with lamps, a mirror and a freestanding wardrobe

Bedroom Two

Situated on the first floor, this bedroom is furnished with a double bed, bedside tables and lamps, a freestanding wardrobe, mirror and a chest of drawers.

Bedroom Three

Situated on the first floor this room is furnished with two single beds, two bedside tables and lamps, a freestanding wardrobe, chest of drawers and mirror

Situated on the first floor, this bedroom is furnished with a double bed, chest of drawers, freestanding wardrobe, bedside tables with lamps and a mirror

Located on the ground floor, this wet room features a shower, wash basin and WC.

The en-suite to Bedroom One, this modern bathroom is located on the first floor and has a shower cubicle with rain head attachment, a hand basin, mirror and WC

The spacious and well-appointed family bathroom is situated on the first floor and includes a freestanding bath tub with handheld shower, a separate shower cubicle, wash basin and WC

Outside

To the front and side of the house is an enclosed courtyard garden with stone walling and gravel and from here, guests can take in the beauty of the setting with lovely views over the pond and countryside. Tucked into a corner of the space is a private hot tub where an indulgent soak can be enjoyed any time of the day or night, and an outdoor rattan dining suite of a round table and eight chairs is just the place to converge for breakfasts in the sunshine or evening G&T's. There’s a corten steel fire bowl as well as a gas barbecue and a smaller charcoal barbecue for fresh air cooking, and beyond is a one-acre paddock with a boating pond (which has a jetty and outdoor furniture), stream and flat area for outdoor games. Designed for groups with small children in tow, the outdoor play area will delight the youngest members of the family, while a terrific treehouse (with balcony) can be enjoyed by all, including the adults.

The indoor stables games room with table tennis/football, pool and darts is a shared facility with guests in the barns. Beyond are over seventy acres of land belonging to Fletchers with trails, streams and copses to which guests have access

Parking

Private off-road parking for up to 5 vehicles next to the Farmhouse. Please note that the access along the lane is not suitable for low suspension or sports cars as well as for very large vehicles, however SUV's, 4x4's and pick-up trucks are fine

Living room - Upper Floor (Long Barn)

Tucked away at the far end of the Long Barn, the sitting room is open plan with the kitchen / diner and creates a spacious and welcoming area for guests to unwind in. It is furnished with two large L-shaped sofas, three large ottomans, a coffee table and a flat screen TV with Sky as well as a DVD player and Bluetooth speaker. It also features an elevated hearth with a wonderful wood-burning stove, fireguard and implements as well as two log baskets.

Snug (Tallet Barn)

Open plan with the second dining area room, the snug is furnished with an L-shaped sofa and a large ottoman as well as a TV cabinet with a flat screen TV and DVD player

Kitchen - Upper Floor (Long Barn)

Open plan with the smaller dining area in The Long Barn, the kitchen feels bright and modern with features like wood worktops and a breakfast bar with four barstools creating an atmosphere a lovely atmosphere to the space. A terrific range of appliances including a Smeg fan-assisted gas range cooker with gas hob and a large extractor fan, two toasters, two kettles, a microwave, a dishwasher, fridge, freezer, wine fridge, washing machine, cafetiere, Iron/ ironing board and vacuum cleaner.

Furnished with twin brass beds that can be arranged as a king size, this room has access to the terrace and is furnished with a built-in wardrobe, a bedside pedestal with reading lamps, dressing table, chair and mirror.

Swallow Bedroom.

This bedroom is furnished with an ornate double bed, side tables and lamps as well as a free-standing wardrobe and hand basin with mirror. It is situated on the garden level and has access to terrace through double French doors

Fox Bedroom

This room has access out to the terrace and its own en suite shower. Furnished with a double brass bed, chest of drawers and trunk with reading lamps and mirror

Otter Bedroom

This spacious bedroom has its own en-suite shower room and is furnished with an antique wooden bed, bedside pedestal tables, lamps, a freestanding wardrobe, large chest of drawers and a mirror.

The room has access through French doors to the outside terrace

Merlin Bedroom

This lovely room is furnished with two single beds that can be configured to a king size, a freestanding wardrobe, large chest of drawers and a mirror

Robin Bedroom

This bright bedroom features a magnificent French antique sleigh bed with bedside pedestal tables and bedside lamps, built in wardrobes, free standing wardrobe and chest of drawers

Outside

The established garden is secure and fenced, and is bordered on one side by the large terrace which runs along the back of the barns, giving access from most of the ground floor bedrooms directly outside. A private hot tub and enormous corten steel fire bowl as well as a spacious rattan outdoor lounge suite with curved sofa, table, tuck-in footstools and two barbecues (one charcoal and one gas) make this area an absolute delight for spending time outdoors. Children can enjoy playing in the furnished tree house as well as the outdoor play area with slide and sandpit. A selection of outdoor games is also provided

There is also a games room housed within the indoor stables on site, which is shared with guests staying at both the Farmhouse and the Barn. This room has a darts board, table tennis / football, punching bag and pool table
