The Coach House at Ratherton House, Holsworthy. (3* but could be 4.5*)The Coach House is as pictured, but the owner has let the place go a bit. We would have discussed all this with the owner but they never showed up. No welcome tea. No info pack on local amenities or the house, just a single sheet of paper with the WIFI code. (Vodafone WIFI dongle 'up to 20Mbps' usually much less and the signal often faltered, crashing TV, movies and browsing.)Things to take: a good veg peeler, a knife sharpener, a large ice making tray and your favourite fry pan because we found all theirs were dirty when we arrived and that rather took the shine off our stay from the start.When we complained about the state of the place a handyman was sent out. He acknowledged there had been complaints about the cleaners and came back with 10 GU10s, but could not fix the tap handle which had come off in my hand as soon as I ran water for a kettle. Apparently, a piece of the kitchen tap is missing and the lever to change from spray to aerated jet was not working properly. I mentioned that one of the towel rails was on constantly and the other two could not be switched on. We found the bathroom and shower room extract fans were both switched off - perhaps because they were so noisy. The mirror light was broken and there was no shaver socket to charge toothbrushes. Shutting most of the doors required a slam, a knack that had to be learnt or strength my wife lacked. While it was reassuring to see all appliances had been PAT tested the kitchen door really should be 'eased and adjusted' to ensure that the Perco closer will actually close it, not just ajar, but latch it shut - a Building Regs means of escape requirement. A few more GU10s failed in our two weeks there, but by that stage we had looked up the recycling dates and learnt the electric hob's foibles for ourselves. The beds were comfy. The singles downstairs are 'zip-link', but only single linens were provided. Indeed, there were only 10.5 tog duvets, upstairs and downstairs, which we had to take off in the fifth heatwave of summer '26.The Jacuzzi bath was great, but the rubber bath plug was perished. While enjoy a bath and a shower, we only ran out of hot water once or twice - so no worries there!The Coach House is alongside a working farmyard with open gates and the sheep roam free. At 6pm on the Thursday evening an articulated lorry pulled up next to the kitchen window to load its four-deck sheep trailer. There are cowsheds housing hundreds of cattle next to the yard, but we were only aware of the cow smell on one day and, honestly; we had worse smells last year in a cottage far from any farmyard. Rick the shepherd and Adrian the visiting handy man were friendly and window cleaners came on our 12th day, but didn't clean the Velux after saying they would and asking us to close them. Hey ho.The garden was overgrown and encroached upon the small terrace. I felt sorry for the potted plants and watered them but they were probably a goner already. The parking in front of the two single garages was also overgrown leaving space for only one car, but it is behind a gate and so no worries about the sheep.The Coach House is opposite Ratherton House, once a hotel - a sign still points to reception which we stupidly followed finding some guests at the House were not friendly (the next lot were nicer). If the owners wish to segregate Coach House guests from House guests they might take down the sign to reception and change the signs on the drive to direct Coach House arrivals to the farmyard. We found the farm track easier anyway and from day two we drew all blinds facing the house - Oh and the blinds are getting old and much of the plastic fittings are UV degraded and crumble in your hands.Ratherton House has a pool, a tennis court, a kids’ playground (worn) and a hose to wash off wetsuits but the spray gun was broken. There's no hose for the Coach House so I used a bucket filled from the kitchen sink.Staying in August, we found a fly zapper and citronella candles were essential. There's a mini COOP, a mini Morrisons and a medium Waitrose in Holsworthy, with a big LIDL, big Morrisons and medium Sainsburys in Bude.Chasty Lane from Holsworthy is very pot-holed narrow lane, possibly the worst in Devon, but the other lane from south is much longer but not much better while the lane heading west over the River Deer towards Winscott Farm has deep ruts than can ground out a normal family car.We got over the state of the place and had a wonderful time at Widemouth bay, The Monster Slip-n-Slide, Summerleaze, Crooklets, Bude, Sandymouth, Clovelly, Woolacombe, Dartmoor and Totnes.
