Sitting proudly in an elevated position above the tidal Newton Creek on the River Yealm estuary, Westfield is surrounded by cleverly designed gardens affording wonderful opportunities for gazing at estuary life. With stunning views across to Noss Mayo and the National Trust woodland beyond, Westfield boasts a spectacular setting, whilst also being conveniently close to the village centre.
The author owner of this impressive ‘Arts & Crafts’ style house has retained many of its original features, whilst seamlessly combining them with modern fixtures and fittings to create an outstanding and unique waterfront holiday home. The accommodation includes a sitting room, dining room and an orangery; all connecting and opening out onto a large veranda with superb views. Also on the ground floor is the large and well-equipped family kitchen with breakfast table and a separate utility room and shower room. On the first floor guests will find a double en-suite bedroom with a king-size bed and doors leading out to the gardens, a second double bedroom with front-facing creek views, and a separate family bathroom. The second floor accommodation includes a double bedroom looking out across the gardens, a twin bedroom with wonderful estuary views, and a family shower room.
The landscaping at Westfield is majestic, offering a series of themed gardens, terraces and vantage points, enchantingly woven together to create one of the most special and unique features of the house; two thirds of which are at the rear and provide a selection of sitting and al fresco dining areas for guests to enjoy.
With the South Hams Devon Coast being arguably one of the most sought after waterfront locations in the UK, due to its naturally mild climate, this private waterside home is the perfect setting for enjoying popular Newton Ferrers. Having the delights of the picturesque village just a pleasant stroll away along the waterfront and with opportunities for water sports, it is hard to think of a more perfect setting.

Beds were comfortable and the house was clean. Kitchen very well appointed. Unnecessary for the gardener to appear before 7:30am to do the gardening and use mowers, strimmers and leaf blowers directly outside bedroom patio doors which woke us all up and then continued working in the garden all morning. It should have been done on the changeover day or later in the day. Too much personal family memorabilia and photographs around the house, no wall left untouched, much too much furniture in the house, it was very cluttered and had we had children it would not have been child friendly. Why provide Wedgewood plates when any breakages would have been expensive? None of the outside furniture was useable as it was all dirty and needed cleaning before we could use it. Whilst we could find and iron we couldn’t find an ironing board, shower on the top dripped and very little hot water, shower in main bathroom not functioning properly. I don’t know why Rural Retreats advertise this as luxury, not sure we will use again. The views were the best things about the house.

Lovely house and in a wonderful position above the river. However, more warnings should be given with regard to the garden, steps etc not suitable for old and infirm as there are large stretches where there is no handrail up steps on steep incline to the house and back garden. The ensuite with bath is also not suitable for the elderly as it is very high to step into. Parking on very narrow lane is nightmare - parking only suitable for small/medium sized cars - we had a people carrier and it needed much negotiation to get into two car parking space in order not to block narrow lane. Gardens beautiful and extensive, house very spacious although full of owners precious books, collections from travel etc. Recommend for family with older children who love river pursuits - rental of paddle boards available locally and will deliver.

Our family had an amazing time at Westfield. The house is a beautiful family home in a wonderful location, the views are spectacular. We all enjoyed sitting on the terrace, watching the small boats and paddle boarders go past. Newton Ferrers and Noss Mayo are lovely little villages. We were lucky enough to stay during the regatta, so lots of extra activity on the estuary. Thank you, it was a really lovely holiday.
