Be welcomed into the sitting area after a long journey, where a selection of sofas encourages you to recline with a coffee and plan the day ahead of you beside an open fire. If you fancy lunch before heading out to explore, then the well fitted kitchen will be a splendid place to whip up a family meal, with contemporary blue furniture and wooden flooring adding opulence and there is a handy utility to take care of all of your sandy clothes. As the evening wears on, three bedrooms upstairs create a bubble of relaxation, each with storage and sharing a family bathroom, including a super-king-size, a twin and a single. On the ground floor, there is the large bright master bedroom with super-king size with an ensuite shower room. There is a new addition of the converted studio named 'The Village Hall', there is a king size bed, shower room and cosy kitchen area allowing full privacy from the main house. Breakfast in the sunshine is always a fantastic start to the day, so why not dine alfresco in the courtyard? Orford is a village located alongside the River Alde, and you can enjoy the views across the river and the bay beyond with countryside walks or try out a lady Florence River Cruise. There is a selection of pubs, a local shop and eateries within the town, but the main highlight has to be the magnificent Orford castle, where picnics in the grounds with a view to the historic building are a must. A little further from the property you will find the seaside village of Aldeburgh, where you will be able to sample local produce as well as enjoy beachside strolls, watersports and even wild swimming! The attractive, unspoiled fishing village of Orford is situated on the bank of the River Alde and looked over by its magnificent 12th century castle built by Henry II. The village is home to a hotel and restaurant, two pubs, village store, bakers and wonderful fish restaurant and smokehouse. Orford is surrounded by farm land and forest in an area known as the Suffolk Coasts and Heaths Area of Outstanding Natural Beauty. Centrally located, just 12 miles from Woodbridge to the south and Aldeburgh to the north, and just 5 miles from the famous Snape Maltings complex. The village of Orford is steeped in history. Henry II commissioned a castle to be built in the 12th century which is a must see when you visit the area. Owned and maintained by English Heritage you can enjoy this wonderful 'keep' and from the top there are breathtaking views for miles on a clear day.

Plenty of pleasant walks from the cottage, excellent for dogs. We only used our car twice during our week stay. The cottage is well equipped with all the essentials required for self catering. Some of the chords on window blinds were broken. The rear garden appears neglected and scruffy, it is enclosed and safe for our dogs. The information file at the house describes a welcome pack for visitors that was not provided, there was a bottle of wine which was most welcome.

Dining table way too small, only comfortable for 6 people; there were 9 of us. 2. Tap on sink in the utility room very loose & no hot water. 3. Cooker old & didn't work very well, no grill pan, induction hob not working very well, made it very difficult to cook there. 4. Why leave just one dishwasher tablet, surely enough for the duration of the booking is not too much to ask. 5. No kitchen towels; this is a basic requirement. 6. Side door has a broken seal which made it very difficult to open; not ideal when I'm trying to get in from the pouring rain! Had to go round the back of the house to get in. £1500 for 3 nights is a lot of money and for that I expect more. I also tried to contact the company several times before my visit but it was impossible, the online chat, the SMS and the call back options didn't work & it was beyond frustrating not to be able to talk to someone to answer a question, pretty bad customer service. I've used Sykes for years but they were so much better as a small independent company than they are now.

We never managed to open the door by the garage. There is a space in the fence by the studio which could easily be filled. Our adventurous dog got out within 10 minutes of arrival. However, we had a lovely time. Thank you.
