You are welcomed into a hall with stairs leading to the first floor and door to the cloakroom, the elegant living room with open fireplace is to the right through glass doors, with the spacious dining kitchen at the back of the house, on the first floor there is are two bedrooms, a double and twin, together with the family bathroom, stairs lead to the master bedroom on the third floor, where guests will wake to the sight and sounds of the sea, a sunny and private south/east facing rear garden is the perfect place for enjoying the sea air, with double doors from the kitchen making a BBQ or al fresco dining easy!

Guests are welcomed to Kestrel Cottage through a door from Trinity Street which opens into a long hallway with wooden floor and carpeted stairs rising to the first floor and glass doors lead to the living room with an additional door to the cloakroom.

A large elegant living room with period features in the fireplace with wood burner, shelves stacked with books on either side and the traditional sash windows, the room has wooden flooring and furnished with two large sofas, a comfortable chair and a chest full of games for all ages, there is a flat-screen TV, with FreeSat and a glass door leads through to the kitchen which is exceptionally large, this is a great room for friends and families to socialise in, the sun streams in through double doors that face south/east and open onto the patio, with additional light from and window above the sink and three Velux windows in the vaulted wooden ceiling, there is a large dining table with bench for four people an additional harlequin for five chairs, the room has a wooden floor and is fully equipped with integral under counter fridge, freezer, dishwasher and washing machine; there is also a microwave, side table with two wicker chairs, there is also the handy addition of a cloakroom with WC, washbasin, storage space and hooks for coats.

Carpeted stairs lead from the hallway to the first-floor landing with a second carpeted staircase rising to the master bedroom, the first floor has wooden floors except for the bathroom which has linoleum tiles, here is a step down to the bathroom and another step on the landing, the family bathroom is spacious, with a generous corner bath and a corner shower cubicle and a window gives natural daylight and there is a washbasin, WC, heated towel rail, and dressing table, the double bedroom is at the back of the house and facing south/east, has a double bed with bedside tables and lamps and a handsome oak chest of drawers with mirror above and built-in cupboards and a washbasin, the twin bedroom is a charming bedroom have white wooden bedsteads; there is a bedside cabinet with lamp and ample storage, both hanging and shelving, in the built-in cupboards which also conceal a washbasin and the large sash window overlooks Trinity Street.

Steep carpeted stairs lead directly to the second floor and the master bedroom where you wake up to the sounds of the sea in this lovely bright room, the south/east facing recessed window gives wonderful views of the sea over the rooftops, there is a king-size bed with a wrought iron frame, bedside chests of drawers with lamps, two chairs, an additional chest of drawers and bags of shelving and hanging space in the built-in cupboards which also house a washbasin with mirror above.

Kestrel Cottage is in a great position, literally a minute from the sea and an easy walk into the town centre, the front door opens directly onto Trinity Street with the back door reached through a gate and path along the back of the neighbouring cottages, with a second gate opening into the private sunny patio garden, with double doors opening from the kitchen and garden table and chairs, this is a great place to soak up the sea air and sounds of the waves, or to make use of the there is also a beach hut in the garden, with gorgeous sofa, two chairs, glass table and stylish rug , there is no designated parking, however parking is available outside the house on the road on a first come, first served basis.

Waking up in the morning and you are already in the heart of the action, close to the high street of Southwold and the beach with the added attraction of the town’s infamous collection of brightly coloured beach huts, just a little further down the coast and you will find Aldeburgh, Thorpeness and Walberswick, all worth a visit so make sure you pack a bucket and spade. Places to jump in the car and head off to include Yoxford Antiques Centre and Gardens, Halesworth Museum, Framlingham Castle, Sutton Hoo, RSPB Minsmere and Africa Alive Zoological Reserve. If you fancy a tipple and a tour then make your way to Adnams Brewery, Shawsgate Vineyard, the English Whiskey Company and Wyken Vineyard. Southwold is a seaside town situated along the East Suffolk coast within an Area of Outstanding Natural Beauty and resting between Lowestoft and Ipswich. Southwold is known as the home of Adnams Brewery which was established in the town in 1872 and it also has its own lighthouse, a museum and a picturesque pier which has a selection of colourful beach huts and which plays host to the regular Southwold Model Yacht regatta. The town boasts a number of excellent restaurants and eateries with a particular nod to its seaside location so there is always plenty of seafood and fish on the menu. Southwold has some fantastic independent shops, boutiques, galleries and pubs which are great for a browse and to stock up on essentials for your holiday. Just outside Southwold there are a number of great attractions for the whole family including Africa Alive Zoological Reserve, rspb Minsmere and Dunwich Museum as well as scenic towns such as Aldeburgh, Thorpeness, Leiston and Lowestoft to visit.

    The only concern was the steep flight of stairs to the master bedroom. It should be noted in describing the property as having an older (86) husband I was very worried about coming down at night to use the loo. So we didn’t use it.
