Pear Tree House is perfectly located between York and the Howardian Hills AONB, with easy access to some of the North York Moors favourite footpaths, sights and attractions. It's a spacious holiday home dating back to the 1800s, which the owners have beautifully restored and updated to provide accommodation for six people in three bedrooms.

Pear Tree House is the holiday cottage dreams are made of. Dating back to the 1700s and believed to be the oldest house in Sutton-on-the-Forest, this Georgian gem is a stylish blend of period features, modern luxuries, and a few contemporary twists. It comfortably accommodates up to six people in three beautiful bedrooms and is child and dog-friendly. It's conveniently located in the gorgeous North Yorkshire countryside between the ancient city of York and the spectacular Howardian Hills Area of Outstanding Natural Beauty.

Dominated by Georgian brick cottages, Sutton-on-the-Forest is one of the prettiest villages in North Yorkshire. The bus stops right outside the gates of Pear Tree House and the centre of York is a only a 20 minute ride away. It's a wonderfully welcoming holiday home for families, including those with well-behaved dogs.

Miss Daisy’s Tea Rooms’ is just across the road from Pear Tree House in the grounds of Sutton Park. It is popular for light bites, delicious homemade scones and cakes and tea & coffee. 'Paradiso on the Forest', a superb family-run Italian restaurant, which offers a great deal more than just pizza and pasta, is just outside the village on the York Road. The ‘Bay Tree’ which is only 2 miles away in the neighbouring village of Stillington is a very popular pub and superb for Sunday lunch or an evening meal and The ‘Durham Ox’ at Crayke, (a little under 5 miles away), is 300 years old and has an international reputation for fine food.

Though only eight miles north of York, Sutton-on-the-Forest still feels very rural, with lots of the land around it given over to arable farming. Many visitors come for the fantastic footpaths, with favourite local walks including routes to Tollerton, Farlington, and Stillington. The Howardian Way passes close by, and there's also a lovely walk around the grounds of Sutton Park. There is a good choice of supermarkets within a few miles, but a far more pleasurable experience is going to the nearby market town of Easingwold where there is a good choice of independent shops and a busy Friday market. You could also go to Ripon or Helmsley, both larger than Easingwold, with even more places to eat, drink and shop.

The North Yorkshire landscape is famous for its footpaths and its incredible cycling routes and mountain bike trails. Being only a few miles from the Howardian Hills aonb opens up miles of woodland, sweeping roads, fields and parkland for you to enjoy on foot, bicycle or horseback. Local attractions include the magnificent Castle Howard, which lovers of a period drama may recognise from "Brideshead Revisited", "Death Comes to Pemberley", "Bridgerton", and "Victoria". Other places of interest in the area well worth a visit are Beningbrough Hall, Nunnington Hall, Hovingham Hall, Ampleforth Abbey, Duncombe Park, Temple Newsham, Rievaulx Abbey and Newburgh Priory. Visit Yorkshire Lavender, the Yorkshire Arboretum, the York Bird of Prey Centre, all within half an hour's drive of the cottage. There's a regular bus service from right outside the cottage to the centre of York, or it's only 15 minutes by car. York is a fantastic city with centuries of history and a wealth of places to eat, drink and shop.

Pear Tree House is on the grounds of the owner's home - they live in a converted smithy across a shared courtyard. Although the owners are on hand to welcome guests and answer any questions, Pear Tree House is completely private and self-contained.

Pear Tree House is a lovely Georgian home that has been sympathetically extended and renovated to retain original features while being practical for 21st Century living. Accommodation is over two levels.

Downstairs:

You'll naturally gravitate to the welcoming kitchen/family room. Contrasting with the age of the property, it's a modern space with integrated appliances designed to make cooking and cleaning away quick and easy. The dining area is in a modern extension under a glass roof, so it always feels light and welcoming. The entire open-plan living space is tiled with underfloor heating for practical comfort.

Around the corner from the kitchen, but still part of the open-plan living area, is a relaxing seating area with deep armchairs and a sofa, bookshelves full of books and information about the local area, a stylish fire, and a Smart TV. French doors open onto the patio and walled garden.

Utility room with a Belfast sink, laundry and cleaning facilities. There's a separate WC and handbasin.

Upstairs:

Master bedroom decorated in restful shades of blue with views over the courtyard garden. It has a kingsize bed, a Smart TV, proper storage, and an ensuite with a shower, WC and a handbasin.

Second bedroom with a double bed and ample storage. The Rose Room also has the original fireplace, oak beams and floorboards.

Twin room with two full-sized single beds separated by a bedside table with a reading light, a chest of drawers, and a small sofa. The original wooden door and floorboards give the room character.

Family bathroom with a bath and a handheld shower attachment, WC and a handbasin.

Box room with hanging storage space and room for a travel cot if required.

Outside: The private walled courtyard garden is a lovely suntrap. It features a wrought iron and marble outdoor dining table for six people for relaxed outdoor meals. There is also a graveled courtyard behind secure automatic gates with off-street parking for three cars.

Additional Information: Utilities, WiFi, bed linen and bath towels are all included. A cot and high chair are available on request. Guests to provide cot bedding and dog blankets to protect the furniture if they are required.
