Nestled on the edge of Banff Bay, this fantastic detached property is in a prime location for walking, sightseeing, and exploring the wonders that Scotland has to offer. 15 Waters Edge is a wondrous family-friendly property, with an array of amenities to keep the whole family entertained, it boasts fabulous amenities both in the house itself and within its prime location of the desirable town of Banff. As you pull onto the drive of the property, the first thing you’ll notice is the breath-taking scenery, with spectacular sea views surrounding the front of the house, there’s no better view to wake up to. Inside you can find a spacious hall entrance, and just off that, the sitting room, fit with surround sound speakers and a large TV on the wall, it’s the perfect room to enjoy a family favourite film in the evenings. You can also find the kitchen downstairs, with stunning granite worktops and a dining seating area, be sure to gather here in the mornings to enjoy a wholesome breakfast to fill you for your day of exploration ahead. The kitchen also holds wonderful French doors leading onto the enclosed garden area, a lovely patio area next to the towering cliff face, it’s a fantastic area for the kids to play ball games while you kick back and relax with a coffee. The main feature of the property is the games room also fit with surround sound speakers and a variety of family-fun games, this room is great fun for everyone to get involved in. Upstairs you can find four charming bedrooms, with the two doubles being front facing, they offer fantastic views of the seafront just outside of the property, and with the two rear bedrooms containing a stacker and a twin, they’re organised perfectly for the kids to relax and get a restful night’s sleep. Once you’ve explored the property, it’s time to head out the front door and venture into town, with Banff boasting history in its building of Duff House, treasure trails for a family day out, and the Diff House Royal Golf club for the sport enthusiast, there’s something for everyone in the local area, not forgetting pubs and restaurants for an evening of indulgence and a wonderful harbour to stroll to on warm evenings. For fishing the river Deveron is famous for Atlantic Salmon,Sea Trout and Brown Trout. The Macduff Marine Aquarium also offers a fun-filled day out, where you can get close to sea creatures of the coast and even watch the diver’s feed them, it’s a memorable experience for everyone. A former county town and a Royal Burgh, Banff is a fabulous area in the region of Scotland. The town holds a lot of impressive architecture, including Georgian themes running through the upper side, it holds of lot of beauty from its buildings to its Bay. It has a lot to see and explore, including beaches, shops, and a variety of restaurants offering fresh seafood. Be sure to take a trip to the nearby village of Pennan, once a smugglers village, it presents historical monuments, whisky trails, and even dolphin watching; a fabulous family day out.

Everything needed was provided. The beds were so comfortable and the facilities were excellent. Brilliant views and we all had a wonderful holiday. Best property we have ever stayed in. Thank you

A lovely modern house with all the comforts of home. Well equipped for our needs. Spacious and bright decor. Great sea views from the front of the property. One minor gripe - the dining room chairs were not very comfortable - far too springy/bouncy. Whenever they come up for renewal I'd recommend something a little more stable!

However all recliner sofaâs in lounge were really needed to be replaced, none of them worked and sides of sofaâs gaping from main frame. This made it unable to get comfortable on any of the sofaâs. Dining seats required to re-upholstered as no support when you sat in them. Unfortunately the cleanliness did not reflect a 6 hour change over, the shower rooms required to be cleaned with mould cleaner, both tray and shower head, fan thick with dust. The towels were at one point a very good quality however they were also in need of replacement, as they were very thin due to wear and tear and very small. Kitchen was excellent, fully equipped and was clean, utility room was clean and had everything you needed. We were unable to use the games room as this was full of boxes of flat pack furniture. Also when using the garden had to clean the furniture as it was covered in cobwebs and bird poo. Overall the house met our parties needs however, the small extras received from other rentals were not there, despite this property being for 8 and we only had 3 staying. Thus we had to go out and buy toilet and kitchen roll, Would certainly use Sykes Cottages again but would not return to 15 Waters edge as the standard and quality did not reflect the price for a weeks stay. The house is situated for access by foot to Banff, Banff Links and Duffhouse Royal Golf Course.
