Mossdale is a rustic Edwardian cottage dating from 1908 set in an unspoilt natural environment just a two-minute walk from the safe sandy beach at Rockcliffe. It is a perfect base from which to explore the area for a young family planning an activity-based holiday outdoors. Comfortably furnished, it is the ideal property for a small family or group of friends looking for a pet-friendly base where you can relax and enjoy this beautiful rural area. The house is not suitable for those with mobility issues. The spacious living/dining room is bright with large bay windows overlooking the enclosed garden which is accessed directly from the living/dining room, a great private space to enjoy when the weather is fine. The garden is also equipped with a Baltic beach basket, perfect to curl up in and read a good book. There is a large utility room to the rear of the house which is ideal for drying beach wear and safe storage of bikes, golf clubs and wet weather gear. Also on the ground floor is the well-equipped kitchen and a shower room with a powerful rain shower, whilst upstairs there is a further bathroom and large bedrooms, two of which have lovely sea views.

Rockcliffe is one of the most popular holiday destinations in Dumfries and Galloway. The proximity of the beach and the secluded garden to the front make this a great location to either relax or to explore the local countryside. The nearby village of Kippford, the sailing centre for the southwest, has two pubs both serving food and there is a delightful walk between Rockcliffe and Kippford along the Jubilee Path through land owned by the National Trust for Scotland. Golf courses abound in the area and the local stage of the 7Stanes Mountain Bike Network is within a 15-minute drive of the house, with another stage at Mabie Forest, about half an hour by car. Rockcliffe bathing beach where you can also launch small boats and canoes is 100 yards from the front door.

    Well were do I start with this place, it should absolutely not be a place that people go to holiday. From the moment we arrived to leaving early it was one problem after another. Previous guests had mentioned problems but comments from the owner made you think they had been resolved. The top up for the hot water didn't work so we were constantly without hot water, for showers, washing up. The shower had not been resealed and continually leaked and I have photo's of it leaking. We lost power in the property and could not get hold of the owner despite calling them emailing them and walking around to their property, we then rang cottages.com who eventually answered and said thaey would get into contact with the owners on our behalf and get back in to touch with us, that never happened and we were left without electricity for hours until my husband managed to find someone to get the power back on. The house smelt very musty on arrival like it had not been used in ages. The utensils and crockery and pots all had to be washed before use as we found dried food on some of them so I felt I had to wash everything before we used it. The fridge and freezer were filthy again I have photo's to prove this. There was mold on the windows in the bedrooms and both bathrooms and that was why we left early because I have COPD and it made it much worse. I could go on and on and on, and I took photo's of the property when we arrived of all the problems that we had so I have evidence despite what the owners or *removed by Feefo* may say in reply to these comments. PLEASE AVOID THIS PLACE.

    The oven was broken, the shower tray leaked , and the rain came in through the lounge ceiling during the storm. The overall facilities were good, and it was comfortable. I hope the owners fix the problems before they let it out again.

    We had a wonderful week walking locally and enjoying the natural world and soaking in the peace and quiet. The views of the sky on clear nights are a real treat. The house has everything we need and the lack of attached parking is no problem (we were not the only people using the top public car park for overnight parking). The enclosed garden is sheltered and comparatively warm. The beach is just around the corner and you can hear the sea near high tide even when it's very calm.
