Access the property up a long, private driveway, where parking is available for four cars, and step inside to find a conservatory with a pool table, ideal for keeping younger guests entertained or for a competitive family pool tournament. From here, discover an open-plan living room with sleek, contemporary kitchen complete with wooden units and work tops and all the mod cons you could need for a self-catering stay, along with a utility room housing a washer/dryer.

The dining table can seat the whole group, and offers the ideal spot to enjoy a home-cooked meal and discuss plans for the days ahead, with a feature dresser, filled with charming crockery, while four armchairs offer additional, cosy seating. The sitting room overlooks the pretty countryside and offers a choice of furnishing to relax onto while enjoying the warmth of the electric fire and watching a family film on the Smart TV. There are three bedrooms, catering to a variety of group needs; there are two family rooms that can be separated with internal double doors, comprising a double and single in one, and a double with two single beds in the other, both with en-suite shower rooms, while the third bedroom is a double with Jack-and-Jill access to the family bathroom, offering a shower over bath and heated towel rail for extra comfort.

Outside, there is a front patio with seating which can be accessed via the patio door in the living room, where you can enjoy an alfresco lunch or morning coffee while enjoying the glorious view, while the enclosed lawn garden offers a safe space for children and pets to run around, along with a barbecue hut, ideal for taking advantage of the good weather, plus a fantastic swim spa that can seat up to 12 people and can warm to 32 degrees, and accsess to a seasonal shared outdoor heated swimming pool which is located 3 miles from the property. This property is set amongst unspoilt rolling countryside, home to a host of wildlife and birdlife, including red kites, and you can also enjoy a number of outdoor activities close by, from clay pigeon shooting, to quad biking and pony trekking.

Just down the road is a guest house which has a bar and restaurant and is open to the public, while the nearest shop is approximately a mile away in Bow Street, a large village with a pub and choice of eateries. The seaside resort of Borth is a few miles north, along the magnificent Ceredigion Coast Path, offering a lovely stretch of Blue Flag awarded, sandy beach, as well as being part of the Dyfi Biosphere, the only UNESCO Biosphere reserve in Wales, and has a golf course, museum and a zoo. The ancient market town of Aberyswyth is five miles away, with its magnificent 13th century castle ruins, Castle Point nature reserve, RNLI Lifeboat Station and idyllic harbour, as well as offering a pier, sandy beach and journeys along the Vale of Rheidol Railway, where you can truly take in this picturesque setting.

Settled in the Eleri Valley of Ceredigion in Wales, is the large village of Bow Street, just five miles from the popular seaside town of Aberystwyth. This charming Welsh settlement is home to a convenience store, a butcher, a pub that serves food and drink, a café, and a small handful of other eateries. To the north-west is the lovely coastal village of Borth which is part of the Dyfi Biosphere, the only unesco Biosphere reserve in Wales, and boasts a beautiful stretch of beach given the Blue Flag Award status. Head down to Aberystwyth to wander around the 13th century castle ruins, walk along the seafront, or hop on The Vale of Rheidol Railway to experience some beautiful scenery.
