A spacious, detached barn conversion with no immediate neighbours, set within a 30-acre estate at Bettws Cedewain in Mid Wales. With five en-suite bedrooms, a games room, an enclosed paddock and space for up to 4 dogs, this is a sociable countryside base for large families and groups of friends. The village pub and nearest shop are each 1.5 miles away, and the town of Newtown, with a cinema, a gallery and places to eat, is 3 miles away. Further afield, the Welshpool & Llanfair Light Railway is 10 miles away, Powis Castle and Garden is 13 miles away and Lake Vyrnwy, with its bird hide and lakeside walks, is 27 miles away.

The entrance hall has space for coats and boots and leads to the five ground-floor bedrooms. Each bedroom has a super-king-size zip-and-link bed and two single beds as standard, and each has its own en-suite. Four of the en-suites are shower rooms with WC and one is a bathroom with shower over bath and WC. There is also a further ground-floor shower room with WC. The bedrooms can be made up as two super-king-size beds per room, or as 20 single beds across the property, on request. Stairs and an electric lift lead to the first floor, which has two large, light rooms with countryside views. The kitchen and dining area has two electric ovens and hobs, a microwave, fridge and dishwasher, with a long refectory-style table and benches. The utility room has a second dishwasher, washing machine, tumble dryer and chest freezer. The lounge has comfortable sofas, a Smart TV, board games and table football, with doors opening onto a Juliet balcony. The games room has a Smart TV and table tennis. There is a separate WC on this floor.

Outside, the wrap-around patio has garden furniture and a charcoal BBQ, with a lawn, an enclosed paddock and a small stream in the grounds. Guests can explore the wider 30-acre estate, which includes a trout pond of about a third of an acre with a jetty, where guests can enjoy catch-and-release fishing. Across the road, guests are welcome to visit the owner's alpacas, ponies, pigs and sheep. There is private parking for 10 cars, storage for bikes and canoes, and electric vehicle charging on site.
