Private parking for 4 cars. No smoking. This property has a natural water supply from a spring.. This lovely detached property set on its own lane, enjoys lovely views over the surrounding farmland and it has good links to both the town of Hay-on-Wye, which has a literary festival in May, and also Llanelwedd, famous for the Royal Welsh Agricultural show in July. Situated on the ground floor is the Living room with a Smart TV comfortable seating throughout and French doors leading to the patio. The kitchen which is fully equipped, dining area, utility room with sink, washing machine and tumble dryer. The main bedroom has a king size bed and Jack and Jill bathroom which has entry points from the bedroom and the hallway.On the first floor there is a double bedroom, a king size double room (which can convert to two small singles (on request) via zip & link, and a shower room. Large gardens surround the property with seating area and lovely views.
Nearby there are walks aplenty for the more active, and many open gardens to explore including Hergest Croft Gardens in nearby Kington. There is also the small breeds animal park situated just outside Kington which younger visitors will be able to enjoy all year round. This well-placed property is perfect for exploring all that mid-Wales has to offer being set on the English/Welsh border, with the beautiful Offa’s Dyke walking trail which is 177 miles long situated close by. This property is set just a short drive from the popular town of Kington, which has a great mixture of cafés, restaurants and local shops for guests to enjoy. There is also a golf course which is one of the highest in England and Wales, with views over the Brecon Beacons. In nearby Presteigne, The Judge’s Lodging Museum provides an interesting day out where guests can take a tour. After exploring all that the area has to offer, there is a large garden with private garden furniture in which guests can relax. Large driveway surrounding the property with parking.

Wow! One of the nicest cottages we have been too. also one of the cleanest.It was a bit chilly at times, but there was a Northerly wind.Comfortable beds and sofas.Kitchen was well equipped, not that I did any cooking!My dog loved the garden, which was well enclosed for all but the very smallest of dogs ( mines a Border Terrier and I think she may have been able to squeeze through in a few places).There was road noise but it wasn't too bad.Wood burner is very easy to operate, we have the same one at home. Plenty of logs supplied.Lots of bird life.Thanks for letting us stay. We will be back.

Beautiful scenery surrounding Melancroft, "break its neck" falls just down the road. We went in February, it rained most of the time but that just added to the splender of the falls and to the awesome Elan reservoir. Lovely comfortable accommodation so wet days didn't matter.
