  The West Ring looked great in the photos and the location ideal for where we wished to visit.

  The layout was great for a group booking and initially all looked to be fine, however it shortly became clear that a lot needed to be improved. Note: I have booked a lot of properties with Sykes over the years and can confirm that the standard of this property was suboptimal as described below: - The welcome gift of wine and biscuits was not provided. - The pots and pans had to be cleaned before we could use them, some having burnt on food. The pans in the oven were in the same state. There was a rusty colander. - Lots of mugs and plates were chipped. - The dishwasher didn't clean properly due to dirty filters and clogged spinners and had to be cleaned. - The power socket to the left of the patio window in the twin room was loose and not flush to the wall. - The garden side of the house has four patio doors of which only two could be opened and these could also do with attention. The other two doors and windows could not be opened due to lack of keys. - The patio is also in need of attention with weeds growing everywhere. - Towels and bed linen were of very poor standard, thin, ripped and frayed. Originally white but were grey and unpleasant. - The games room/garage had not been cleaned in a long time and was not a great place to spend any time. - The house was advertised as providing BBQ facilities, but these proved to be old, dirty and rusty. - The garage contained a water filter/ conditioner unit. Again it was extremely dirty both inside and out. - The washing machine again dirty. So much so that we did not use it. - The snug has two settees, both well past their best and uncomfortable. One has lost its base structure so that when you sit in it you struggle to see over the arms to see the TV and it's hard to get up from. It is a shame as the house could be nice and is situated in a lovely village. This is the basis of the review I plan to provide.

  Pleasant cottage in Reydon in a quiet area. It sleeps 8, beds are comfy, great garden for dogs and children to run round in. Cleverly laid out to give two double “adult” en-suite bedrooms and two “children’s” bedrooms. Very large lounge, good dining area that includes the conservatory (has access to garden), kitchen with a small table & stools, which one can keep dogs in overnight, plus a utility room with a washing machine. Garden has a summer house, outside table and chairs, rotary washing line and a barbeque, not much overlooked. Kitchen gives access to a hall (utility is off this) which leads to the back door where one can access the garden and the back gate to Queens Road. Very close to convenience store (2 mins) and the recreation ground (1 min) from Queens Road, which is great for children (it has a slide, swings etc.) and dogs a run round. Easy walk in to Southwold (20 mins to Police Station at the top of the Town and 20 minutes’ walk to the Pier, via the footpath where Covert Road meets The Lowestoft Road). A nice welcome pack, some teas, coffee, chocolate biscuits etc. of local products was left for us on the dining room table.

  We arrived at Fallowfield on a dark miserable evening. However, the house was warm and the lights had come on and there was a beautifully decorated Christmas tree to add to the atmosphere. We also received a welcome pack of coffee, biscuits and milk which was very thoughtful. We stayed here over the Christmas period. We found the house to be very well equipped , everything we needed was available to hand to host Christmas festivities. The bedrooms were spacious and the beds very comfortable. It was handy to have a separate bedroom and bathroom downstairs for an elderly relative to stay in. Good size enclosed garden so safe for dogs and children. Everything has been well thought off. Definitely a nice play to stay. We would stay here again.

  The property is wonderfully situated in Orford with brilliant views over the river. The access is easy, although don’t drive the lane more than five miles an hour, its bumpy. There are a lot of stairs and some don’t have hand rails. There is no toilet on the middle living level where the kitchen and lounge are. You either go up to the master on-suite or down to the bathroom downstairs. The house though is very comfortable and well presented. Although we did report some issues with the kitchen equipment and the patio doors. But urgent request did get fixed by the local team quickly. The pool is massive and heated, so kids will love it. We will return next year, as it’s such a well-placed property with great 180-degree views and these are hard to find.

  This is a fabulous property. Internally it had everything that we could possibly need, except many modern inventions needed younger members of the party to operate and instruct us Neanderthals. We loved the boiling, cold filter tap. Always thought this was an excessive, unnecessary invention, now totally spoilt. I would say anyone with mobility issues and young children should not stay here, as there were lots of steps internally and externally. But if you want space, comfort and peace this property is ideal. With lovely weather we were able to make full use of the pool and Suffolk Secrets were quick to act when their was a fault, correcting it within the hour. Many thanks to the plumber.
