This fabulous house is located in a development of stunning, contemporary homes within a 450-acre nature reserve in the Cotswolds. The gated and managed estate comprises woodland and meadows crossed by three rivers and surrounded by serene lakes. The property boasts a decked patio and garden with regular sightings of coots, moorhens and swans. Guests can visit the estate’s spa located opposite the house with the free spa passes provided (special treatments by arrangement). On-site facilities include indoor and outdoor heated pools (20m), eco-pool, sauna, steam room, gym, hard tennis courts, multi-activity court, nature trails, cycle tracks and lakes for paddle boarding / sailing. A shop and pub/restaurant are also on the estate (Ballihoo). Cotswolds Water Park nearby also offers a wide range of activities (water sports, fishing, etc) and is part of an internationally famous nature reserve where a large variety of wildlife can be observed in total tranquility. City attractions such as Bath, Oxford, Cirencester and Cheltenham are all within easy reach. Kemble railway station (1hr 10mn direct train from London Paddington) is 10 minutes away by car/taxi. Couples and family bookings only. No smoking permitted. There is an open waterway at the bottom of the garden. Latest update: all new white goods, dishwasher, mattresses, pillows, bed linens and towels purchased in 2025. One of the two outdoor pools is currently closed for renovation, expected to re-open in June 2026.

We’ve just returned from the most wonderful stay in the Cotswolds and honestly, it exceeded all of our expectations. The house itself was absolutely beautiful: stylish, spacious and incredibly well equipped. It really felt like everything had been thought about, from the little touches to the practical details that make a stay so comfortable and easy.The pool and spa were a real highlight - such a fantastic perk and beautifully maintained. It felt like a proper luxury retreat.The location was perfect too: ideal for enjoying everything the estate had to offer, while also being brilliantly placed for exploring the surrounding local villages.Our host was great - communication was clear and helpful, and the arrival instructions made everything seamless. We wouldn’t hesitate to return!

Lovely spacious comfortable home, more than enough room for the 10 people in our party. Great location for visiting lots of areas in the Cotswolds. On arrival the house was lit up and warm and had also been decorated for Christmas, which was lovely and welcoming.The beds were all comfortable and the hot water was plentiful.We also visited the Bakers Arms in Somerford Keynes, which is a 5 minutes drive from the estate which it belongs to. Delicious food and a warm welcome, well worth a visit. The only small issue we found with our stay, was there was no information pack in the house with instructions for recycling etc, which would have been really useful as you didn't find out that information until you got to the bins.
