Sleeping from 23 up to 40 guests across 16 bedrooms, Holly House offers generous social spaces, flexible accommodation and beautiful gardens, with room for daytime events of up to 90 guests (by prior arrangement). Designed with large groups in mind, the house combines comfortable, stylish interiors with plenty of places to spend time together. There are three separate lounges, a cinema and games room, a large conservatory for dining and celebrations, and extensive gardens with outdoor seating, a fire pit and optional hot tub (available year-round).
During the summer months, guests can also add exclusive use of the swim spa. The price shown is based on up to 23 guests, using 10 bedrooms. As your group grows, additional bedrooms are opened and a simple per-person supplement applies, allowing you to pay only for the accommodation you need while still enjoying exclusive use of the entire property. Set within beautiful Derbyshire countryside, the house combines generous social spaces with flexible accommodation, making it an excellent choice for family celebrations, milestone birthdays, reunions, walking holidays, hen weekends, corporate retreats and wellbeing breaks.
The property offers 16 individually designed bedrooms, 14 bathrooms, several comfortable lounges, a large conservatory for dining and celebrations, a cinema and games room, and well-equipped self-catering facilities that make catering for larger groups straightforward.
Outside, guests can enjoy extensive gardens with far-reaching views across the Derwent Valley, outdoor seating, a fire pit and optional hot tub throughout the year. During the warmer months, the swim spa is also available as an optional extra. Whether you're spending the evening around the fire pit, enjoying a relaxed meal on the terrace or simply making the most of the peaceful surroundings, Holly House offers plenty of space to spend quality time together.

Holly House is just two miles from the historic mill town of Belper, part of the Derwent Valley Mills unesco World Heritage Site. The town offers an excellent selection of independent shops, cafés, restaurants and traditional pubs, while the surrounding Peak District and Derbyshire countryside provide fantastic walking, cycling and outdoor activities.
For days out, guests are within easy reach of Chatsworth House, Carsington Water, Crich Tramway Village, Cromford Mills, Heights of Abraham and Alton Towers, making Holly House an ideal base for exploring some of Derbyshire's best-loved attractions.

Lower Ground Floor
The lower ground floor provides three flexible bedrooms sleeping up to nine guests, together with a modern shower room. This floor also includes additional social space that is set up as a cinema room with a 100 inch television, making it ideal for larger groups or those wanting a little more privacy.
Ground Floor
The heart of Holly House is on the ground floor, where you'll find two comfortable lounges, a spacious, fully equipped kitchen and a large conservatory dining room that comfortably accommodates large groups for meals and celebrations.
There's also a cinema and games room, while just outside the main house is the self-contained Garden Room, complete with a double bedroom and ensuite shower room.
First Floor
The first floor contains the majority of the principal bedrooms. Most can be configured as either super king doubles or twin rooms, making Holly House ideal for families, friends, corporate groups and mixed parties. Several bedrooms have ensuite facilities, with additional shared bathrooms serving the remaining rooms.
Second Floor
The second floor offers a further selection of spacious bedrooms, including larger family and triple rooms. Like the rest of the house, these rooms have flexible bed configurations to suit your group.
Bedroom Configuration
Our standard prices include accommodation for up to 23 guests using 10 bedrooms.
As your group grows, additional bedrooms are opened in a set order, allowing you to pay only for the accommodation you need while still enjoying exclusive use of the entire house.
For larger groups of around 24 to 34 guests, additional bedrooms are opened, including Willow, Cherry Blossom, Magnolia and Silver Birch.
For full-house bookings of approximately 35 to 40 guests, the remaining bedrooms—including Dogwood, Ivy and the separate Garden Room—are also available.
Most bedrooms can be arranged as either one super king bed or two single beds, giving excellent flexibility for couples, friends and family groups.
Outside
Holly House is surrounded by attractive gardens with plenty of outdoor seating, a large terrace and a fire pit for relaxed evenings together.
The hot tub is available throughout the year as an optional extra, while the swim spa is available seasonally from April to September.
There is ample private parking for guests.
