This welcoming large family house in Sandilands (Sutton on Sea) is only a few hundred meters away from the beach and the National Trust Nature Reserve. Enclosed front and rear gardens with parking for several cars.. 1 step to entrance.

Please note: There is a step in the garden.. The main living space centres around a superb fireplace and opens through wide doors onto the rear patio and garden. The house feels generous and neatly finished, giving families plenty of space to gather and relax together. A practical kitchen area makes it easy to put together holiday meals before everyone drifts into the lounge for a quiet evening. Comfortable sleeping spaces provide a restful retreat when you are ready to turn in. With the shoreline and National Trust Nature Reserve only a few hundred meters away, it is easy to spend long days on the sand or take walks along the promenade, returning to the warmth of the fire afterwards. Sandilands has some of the best beaches on the East Coast and is relatively quiet, even on bank holidays. Sutton on Sea, the nearest village, gives a feel of a bygone era, and has everything you need.

This could be a wonderful holiday let. The location and space were great. Unfortunately some maintenance issues really let it down. On arrival we noted a water leak to the side of the entrance door which was fairly minor but became more significant. There were no appliance instruction leaflets or information about the location of fire extinguishers. We eventually found an extinguisher & fire blanket in a cupboard in the downstairs loo. We did not find a fire certificate, a smoke alarm or a carbon monoxide monitor.The double beds were comfortable but the two single beds were not fit for purpose. One had a bent frame meaning that the cotside bought for our granddaughter did not fit properly & when we transferred to the other bed we found ( by falling through it) that the slats were not properly fitted & that one was broken. Luckily our granddaughter is short and light, only 3. These problems did not significantly impact our stay. The issues were reported to Cottages.com who seemed disinterested. I did say that we didn't need assistance with any of them but their response was to ask if I had notified the owner as they are only a letting agent. There were no owner contact details in the cottage. I would hesitate to book with this company again.

House was well stocked with everything you could need, easy to follow instructions for everything, including washing machine. Plenty if space to spread out if you want some peace, but cosy living area, too. Highly recommend for families with older children .
