No smoking.. 2 minutes walk from the beach. This large, double fronted Victorian house is situated in the pretty coastal town of Sutton-on-Sea just 2 minutes walk from the beach. With its own garden with a private hot tub and games room, it provides the ideal holiday base for any family wishing to explore. Mablethorpe, just 4 miles has ‘Kids Adventure World’ ideal visit for those wet days whilst Skegness just 12 miles, has entertainments for all ages with Europe’s biggest classic ferris wheel, Hardy’s animal farm and Natureland Seal Sanctuary to name a few. Well positioned for towns such as Alford, Horncastle, Lincoln and Boston which are all within easy access. There are castles, country houses, windmills and market towns to explore as well as walking or cycling in the Lincolnshire Wolds which is an Area of Outstanding Natural Beauty, or follow the World War II Bomber trail steeped in aviation history. Links golf course 1 mile. Shops and pub 100 yards.

The house is spacious and the furniture is comfortable.The house has an awful smell of soot with debris falling from the chimneys all the time.The crockery is cracked and chipped so unhygienic.There's no welcome folder with clear instructions to any of the appliances or heating.The TV remote is missing in one room and once again no instructions.The key safe is in a ridiculous place so it's a case of hunt the key.The games room is damp and cold, the heater is useless so we bought one from the local hardware shop to warm it up to be able to use it. The pool table and dart board are past their best and the carpet smells of urine with patches to suggest this is what it was.The hot tub after 2 days hadn't been attended too. We noticed that it hadn't been checked and signed for however on our 4th day someone came to check it and signed for all of the missed dates.There's nowhere to hang robes however we did contact the owner to see if it was possible to open the door that faced the hot tub so that we could leave our robes in the games room, we got no response.One of the doors is obviously broken with a sign to say so but we wasn't asking for that one to be opened.We know that we visited out of season but the garden and outside area's need attention especially the mould on the window frames.Location is the best part about it

After excitedly turning up on our first day at 5pm, the horror when another guest has also not long arrived with a double booking debacle. Thankfully the owner did everything they could to ensure our holiday was not ruined coincidently owning a local holiday park, Grange Farm Park. They put us up over the weekend in two caravans, treated us to a meal and extended our booking at the house one extra night. As the other guest was only double booked for the weekend, we finally got into Twenty on the Sunday afternoon. The house has such character, spacious and located a stones throw from the beach. There's a games room with a pool table and dart board and a jacuzzi spa in the garden. The house on the whole was clean and we enjoyed our stay here. The beds were good and kitchen facilities ample. Only minor recommendations to improve would be checking and renewing the inventory as the caravans we stayed in were better equipped. For example, there were only 3 teaspoons, no broom, shower struggled to hold temp / needing replacement, the pool table cues and the dartboard darts broken. It would also be helpful to add a welcome pack or general information e.g wifi router was in a cupboard that was hard to find. In all though would visit again and was a lovely charming house. The owner also excellent. Only reason for 4 stars is due to the initial mix up.

Much bigger than it looks in the pictures. 2 front rooms with tellys. There is a bathroom with toilet and a separate toilet. Kitchen has everything you need. Very comfortable sofas and beds.The back garden could do with some tlc. Plenty of outside seating. The games room is at the end of the garden with the hot tub next to it. The pool table has a rip in it and is missing a ball. The cues aren't great. One of the reasons we booked the cottage was because we wanted the games room. The darts board was fine. It is literally a 2 min walk to the lovely sandy beach. The food in the Beach pub is amazing. It is a 2 min walk to the High Street with cafes, chip shop, Chinese, excellent bakers, supermarket, chemist, etc. It is a 5 min drive to Mablethorpe for the slot machines. It is in a perfect location. We will be back.
