The Farmhouse is a spacious and homely retreat tucked away in peaceful Harty, on the Isle of Sheppey. Sleeping up to 21 guests across eight bedrooms, it’s the ideal setting for large family gatherings, milestone celebrations, or a relaxed getaway with friends. There’s room for everyone to unwind, with generous living areas inside and wide open spaces outdoors — all framed by glorious countryside views. From the doorstep, you can stroll to the coast, explore nearby nature reserves, or head over to the award-winning Ferry House restaurant. The Farmhouse is one of five welcoming holiday cottages on Mocketts Farm and is available for bookings all year round, offering a proper escape to the heart of the Kentish countryside.

This charming red-brick house sleeps up to 21 people across eight comfortable bedrooms, offering space to spread out and relax, both indoors and out.

Whether you're planning a special birthday, family celebration, or a long-overdue reunion, The Farmhouse - and the four other cottages on Mocketts Farm - provide everything you need for a memorable stay. When booked together, the estate sleeps up to 53 guests across 23 bedrooms, giving larger groups the best of both worlds: togetherness with room to breathe.

Just a short stroll away, The Ferry House - our 2AA Rosette award-winning pub and restaurant - is a fantastic spot for a long lunch, relaxed dinner, or celebratory meal. Run by the same team who care for Mocketts Farm, guests can expect a genuinely warm welcome, excellent service, and incredible food from local suppliers and our kitchen garden.

Crossing onto the island feels like a true escape. With big skies, peaceful marshes, and miles of unspoilt countryside, life slows down here. Spend your days exploring the Isle of Harty Trail, walking to Shellness Beach, or simply sitting out with a morning coffee listening to the birds.

There’s plenty to enjoy nearby: birdwatching at Elmley and The Swale nature reserves, beach days at Leysdown, Minster or Sheerness, golf, horse riding, clay shooting, and local museums. For day trips, Canterbury, Maidstone and Bluewater Shopping Centre are all within an hour’s drive.

The Farmhouse is also dog friendly, with a fully-fenced, dog-safe garden and access to the onsite dog exercise paddock, available to all Mocketts Farm guests when pre-booked.

Inside The Farmhouse

The Farmhouse is the largest of our five cottages at Mocketts Farm - a beautiful period home set over two spacious floors with views across the duck pond and your own private garden. It’s full of character and charm, and has everything you need for a relaxed and comfortable group stay.

Living & Dining

The heart of the house is a huge, open-plan space that brings everyone together - with comfy sofas, a big dining table and a well-equipped kitchen, all thoughtfully designed for sociable stays.

The lounge area has four generous sofas (plenty of room for everyone to curl up), a 42" TV with Freeview and DVD player, and a choice of board games for laid-back evenings in.

The dining area seats up to 18 guests and sits right by the garden doors - ideal for long meals that roll into evenings outside.

The kitchen is ready for anything - from simple breakfasts to celebratory feasts - with a six-burner hob, large American-style fridge-freezer, dishwasher and all the kit you need to self-cater with ease.

Guests also have access to our shared games room with pool, foosball and table tennis - perfect for a bit of friendly competition

Bedrooms & Bathrooms

All eight bedrooms have their own ensuite bathroom, comfy beds made up ready for your arrival, and plenty of space to settle in.

Seven of the rooms can be set up as doubles or twins - just let us know what works best for your group.

One is a family room with a double and a single bed.

Two of the rooms also have handy roll-out beds, so they can sleep three or four people.

TVs with DVD players are in every room, and there’s room for a cot or child’s camp bed in most - just ask when you book.

Outside Space

Step outside into your own fully fenced, dog-friendly garden - perfect for morning coffees, garden games or simply soaking up the countryside peace. There’s a flat lawn, a patio with seating, and parking right outside the house.

You’ll also have access to Mocketts Farm’s shared grounds and our bookable dog exercise paddock, a favourite for four-legged guests.

Practical Bits

WiFi, heating, electricity, bed linen and bath towels are all included in your stay. We kindly ask guests to bring their own beach towels, cot bedding and dog towels, if needed. A cot, highchair and stairgate are available on request. No smoking indoors.

Short breaks are available - especially midweek or outside of peak season - so just get in touch to check availability.
