Guests say

Rooks Acre is a well-equipped cottage in a stunning, peaceful location with sea views and great potential for dog walks. While some guests found the property clean and comfortable, others noted issues with maintenance, such as dampness, heating, and garden upkeep. The property's charm and location are consistent highlights, though attention to detail in facilities and maintenance could enhance the experience.

Reviews are mixed regarding cleanliness. Some guests found the cottage very clean, while others reported dust, sticky worktops, and a musty smell. The presence of spider webs and a previous complaint about dirty linen suggests room for improvement.

The location is highly praised for its beauty and tranquillity, with sea views and a private estate ideal for walks. The difficulty accessing the private beach is noted, but does not significantly detract from the overall appeal of the setting.

Comfort receives mixed feedback. Some guests mention uncomfortable beds and issues with hot water temperature, while others find the house comfortable. The need for a second toilet was also mentioned, indicating that comfort could be improved.

Facilities are generally good, but maintenance issues such as broken locks, heating problems, and a lack of kitchen items are concerns. The mention of a rusty trampoline and overgrown garden suggests that outdoor facilities also require attention.

There is insufficient information to assess thoughtfulness as it relates to gifts or welcome packs. While one review mentions the absence of a welcome pack, it is not a consistent theme across the reviews, and thus a score cannot be accurately provided.

Very sizeable if 4 or more guests. The property was very warm as I was familiar with heating controls, and the shower was excellent. Only negative was the position/size of TV- mounted too high and too far from the seating area for comfortable viewing (I struggled to read a lot of what was on the screen). A shame the garden has gone a bit wild, but might be due to being late in season. Unfortunately, couldn't find an accessible route to the beach, but exploring the estate was a novel experience.

The hot water needs turning down or a warning sign on. I’m really sad to say the outside is majorly neglected it’s so over grown. The gate needs a new sign that can be clearly seen. Beautiful bushes need cutting back and not just a small amount, there was so much weeds you could hardly see the gravel from the car to the property. If maintenance was kept up of the garden we would not hesitate stopping there again,
