Llys Cyngar is a fabulous holiday home for all the family! With a front garden of over an acre in size, there really is plenty of room for all. You can find a shady spot for some rest and relaxation, laze in the hot tub, or on a rainy day you can curl up in front of the open fire in the spacious living room with a good book. It’s in a peaceful spot too, next to the golf course and only a few minutes’ walk to the endless sandy beach of Black Rock Sands. Unusually, you can drive your car right onto the beach (there’s a charge in the summer months) so it’s a really accessible beach for all ages.
The coastal village of Morfa Bychan is on the doorstep, whilst the bustling town of Porthmadog is just 2 miles away. You can walk there along the coastal path, indeed it’s an excellent place to start a walk from. You’ll find a wide selection of supermarkets and individual shops ranging from craft shops and bookshops to cafés and restaurants.
Porthmadog is home to the famous Ffestiniog & Welsh Highland Railways from whose station the little narrow gauge steam engines start their journeys either to Blaenau Ffestiniog on the Ffestiniog Railway or Beddgelert and Caernarfon on the Welsh Highland Railway. A nostalgic trip on one of the great little trains of Wales is a must to see the ever changing vistas from the carriage windows. At Blaenau Ffestiniog you’ll find the exciting Zip World, with the UK’s largest zip wire zone where you can zoom over an old slate quarry, and Bounce Below where you can bounce on trampoline nets deep underground in an old slate cavern. A few miles away is the quirky Italianate village of Portmeirion. Designed by Sir Clough Williams-Ellis, it was used as the film set for ‘The Prisoner’ and is well worth a visit. The mighty Edward I castle at Harlech (a unesco World Heritage Site) is just a few miles away, whilst the sleepy Llyn Peninsula has tiny villages and rocky coves to explore. Beach 500 yards. Shop 600 yards, pub ¼ mile and restaurant ½ mile.

We had a great time at this lovely cottage. The location is beautiful and very private, and just a short walk to the beautiful Black Rock Sands beach. Marion is a great and communicative host and was very helpful when we had accidentally locked ourselves out, sorting the situation very quickly. The cottage was very well equipped and all essentials such as washing up liquid, toilet paper etc were provided in ample quantities.The welcome pack was extremely generous as well and much enjoyed by all. The hot tub is fantastic as is the outdoor seating area. The house is a little bit tired in places, but nothing that you wouldn't expect with a cottage of that age and just adds to the character. We appreciated that there was a sink in 3 of the 4 bedrooms as it made mornings with 5 adults a lot easier to manage. And just to add given the previous review - we didn't see any sign of a single mouse. Thank you for a lovely stay!

1. Electrics on arrival - kitchen fridge wasn't on so we turned the switch on but then some of kitchen electrics weren't working (fuse had tripped ). There was nothing to say where the fuse box was located and we had difficulty finding it so had to call the owner, Marion. The fuse box in the utility room had been covered up by the ironing board.Kitchen fridge identified as the problem whilst on phone to owner - said she would tell her husband. Sounded as though it would be sorted, but nothing had happened by Tuesday am, so we contacted the owner again. We received an email saying that nothing could be done this week.We have since seen a recent review which mentions the fridge cutting out problem for previous occupants. We should have been told about this so the same problem didn't happen to us. The owner did not indicate knowing about this problem when we telephoned, when clearly she did know about it.2. Areas dirty - when moved dining table in lounge area, it was dirty where table had been. - The outside covered area had sand etc over seats, seat cushions disheveled & rubbish around - it had obviously not been cleaned properly since previous use. - The whole place needs a good 'spring' clean - other people's debris/rubbish found under beds and furniture - cobwebs and dust (thick in places)Frankly it looks as though the cleaners have been doing a very poor job3. Downstairs shower tray does not drain without using a plunger 🪠Again we have read in a recent review that this problem is known about, but we were not told about it. Very poor customer service and consideration.4. Electrics generally are poor/dodgy:-- long delay in light coming on in the utility area- dimmer switches in lounge delayed and light on the main ceiling is very low- wall dimmer light in lounge flashes on and off before settling - An upstairs lamp also flashes hi and low before settling - electrics don't seem able to cope with dimmer - type controls or the type of bulbs that are used with them.- lighting overall at a very low level and reading is difficult in the lounge area particularly and in the bedrooms - outside lights flashing when turned on, so not used5. Central heating timing seems very odd. It comes on during the night! Radiators need bleeding - have tried to do some but cannot undo the screws6. Bedroom to the left at the top of the stairs (?Bedroom 2) - bed creaky and saggy (needs a mattress topper) and there is a filthy thick layer of dust on the bedframe.7. Broken/unsafe chair outside left in situ when it should have been removed - safety hazard. We have placed it behind the building so hopefully it will be disposed of before there's an accident.a8. Bunk bedroom - top bunk is oppressively low over double bottom bed. This also means that you are unable to sit up to read in bed. The photo of this room is deceptive.9. Grounds have untidy areas with rubbish and decaying matter. Would not be suitable for very young children and there are also hazards inside the house (debris in corners, dirt, very rough edges on 'coffee' table etc) for very young children. We all have young grandchildren but do not feel the place is suitable to come back with them to visit again.10. Furniture and fittings are mainly tired, frayed and grubby. The place needs refreshing and updating to justify the price charged in our view.11.Where is the pub that is meant to be half a mile away? There is a golf course clubhouse nearby and a bar at the large caravan park at Morfa Bychan, but we couldn't find a pub. It's a shame that there are no directions in the Welcome folder for the pub. Perhaps it's the Black Rock Beach Club, but by road that's nearly a mile, unless there's an alternative way across the golf course, but there are no directions.12. Directions to the property are not up to date - they refer to turning by the Original Factory Shop that is no longer there - it's now Peacocks. 13. It is ironic that the owners stress looking after and respecting their property in the Welcome Manual, but clearly the respect is not reciprocated to their guests, as they do not rectify problems quickly and do not alert guests to identified problems.The property is:- A lovely location The hot tub is great - though we do not think it was serviced as it should have been during our stay.The garden is great.The beach and walking nearby is great.Great location for local attractions Well equipped kitchen and a good range of games etc provided.

Positives - lovely location, couple of minutes from beach and a good size property and garden. Negatives - mouse infestation, when complained was sent live traps from Amazon. Caught 9 mice in the first 24 hours, up until we left, we were catching mice at least every hour. We spent the week disinfecting the kitchen, utility and cupboards we had to throw out a birthday cake and food due to the mice. And we were worried about the mice over food so ended up having to eat out every day. Not sure it’s a guests job to keep trapping and releasing mice. The fridge in the kitchen kept tripping the electrics I suspect a mouse has chewed through a wire luckily there was a spare fridge in the utility. We were notified on the day of arrival of the shower downstairs backing up, nobody came to fix it so was stuck with the shower upstairs with 4 adults using on a rota, there is an outside shower for the hot tub but it’s low pressure and we didn’t want to keep growing outside to shower. The property could do with a good clean and the living room carpet is very musty. Both vacuums were blocked, we cleared them out as best we could to use them and we aired the property most days to help. Overall the property is lovely but needs some TLC.
