The village pub is 1.5 miles away, and the town of Newtown, with shops, a cinema, a gallery and places to eat, is 3 miles away. Further afield, the Welshpool & Llanfair Light Railway is 10 miles away, Powis Castle and Garden is 13 miles away and Lake Vyrnwy, with its bird hide and lakeside walks, is 27 miles away.

The open-plan living, kitchen and dining area has oak beams and views over the pond. The large kitchen has an electric oven and hob, microwave, dishwasher, fridge and washing machine, with a freezer in the utility cupboard. The dining area has room for everyone to sit together, and the living area has a sofa, TV and DVD player, with a selection of DVDs. Doors lead out to the balcony terrace overlooking the pond. There is also a separate WC on this floor. The ground-floor bedroom has a super-king-size zip-and-link bed, which can be made up as twin beds on request, and an en-suite wet room with shower and WC. The remaining three bedrooms are on the first floor: a double bedroom with en-suite shower room and WC, a double bedroom with en-suite bathroom and WC, and a twin zip-and-link bedroom, which can be made up as a super-king-size bed on request, with an en-suite shower room and WC.

Outside, the patio has a pergola, garden furniture and views over the lawn and gardens. The private balcony terrace has outdoor lighting, furniture and a brick charcoal BBQ, and overlooks the trout pond, where guests can enjoy catch-and-release fishing. Guests also have access to 30 acres of shared grounds, with wildflowers, space for dogs, and alpacas, ponies, pigs and sheep to meet.
