About this property

Primrose Cottage is a traditional north Norfolk coastal property, positioned in the heart of the village, the oldest part of the cottage is believed to be at least 300 years old and it retains many original features creating a comfortable and cosy base from where you can explore all that north Norfolk offers. There is also the convenience of being only a short walk from both the pub, which offers a welcoming atmosphere and a tasty dining menu using local produce, plus the village shop for picking up those essentials. Step into the sitting room and be welcomed by exposed beams and a wood burner set in an inglenook fireplace, that will keep you warm during those cooler winter months.

The kitchen is well equipped and there is a separate storage pantry off the hall, a spacious separate dining room leads from the kitchen with plenty of space to enjoy family meals and plan your holiday adventures. There are three bedrooms offering a choice of a king-size bed, single bed or a twin-bedded room (which can be zipped and linked to create another kingsize bed), these together with the benefit of two bathrooms provides flexible accommodation to suit the needs of a modern family, a first-floor ‘snug’ also offers opportunity to enjoy some ‘me time’ reading or browsing the internet with a well-earned mug of tea.

At the front of the property is the south-facing cottage garden with a lawn edged by a pretty shrub and flower bed. The patio offers a sheltered area to dine al-fresco with a charcoal BBQ and table with chairs.An electric vehicle charging point is available and a summerhouse offers storage for bikes, should you wish to explore the surrounding area on two-wheels. The National Trust owned saltmarshes are only a 0.6 mile country lane walk from the village and you can connect to the north Norfolk Coastal path to extend your stroll to more fully explore the coastal scenery, families can enjoy traditional days by the beach at nearby Wells-next-the-sea or Holkham, Stiffkey is well placed to explore the north Norfolk coast with numerous market towns, historic sites and outstanding countryside for you to discover.

(Typical of many old cottages the stairs in the property are narrower and steeper than modern equivalents and floor levels differ between certain rooms on both the ground and 1st floors, as such the property may not be appropriate for guests who have mobility issues or are visually impaired).

Situated on the north coast of the county of Norfolk and just 4 miles away from Wells-next-the-Sea is the small village of Stiffkey. The village plays host to one country’s richest saltmarshes for wildlife and is within an Area of Outstanding Natural Beauty, making a great base for bird-watchers and walkers alike. Within the village, you will find a pub and a small store with a cafe, however Wells-next-the-Sea is very close by and offers a large selection of amenities and a glorious beach.

    It felt very homely and loved. Everything we needed to make our stay comfortable and very clean! The location was perfect to walk from or visit places nearby. There are so many places! Thank you !

    To call it a cottage was an understatement ,we were surprised how large it was. Lovely garden too. Would highly recommend it.

    We enjoyed a week at the cottage at the end of May and despite the unseasonably cold north wind the cottage was cosy enough. The southern aspect of the house front and garden means it's going to be easy to enjoy any sun there may be. The cottage is linear in design and all the rooms have windows facing the south. We manged well with the different floor levels that have developed as the original cottage was extended, the stair treads are quite shallow but safe enough for a couple in there late sixties. Bathrooms appear recently refurbished and were very clean. Super comfortable bed in the main double bedroom. Good wifi throughout the cottage and a reasonable O2 mobile signal. The kitchen has been refurbished as well and a good selection of implements, crockery, glasses and all the appliances you may need plus a large fridge. Nice to see a full set of washing up materials and plenty of washing up liquid. Lovely to chat to the owner's father who lives next door and he is full of local knowledge and tips. Nice little village with a shop for essentials (a little pricey) and a large range of gifts. Wells on Sea is just down the road for larger grocery shops and a range of shops. Loved our meal at the Red Lion and though there is a stretch of road with no pavement in the evenings there is little traffic to worry about so an easy walk. There are plenty of footpaths around the village and I would recommend turning left out of the gate and taking the road past the telephone box up to the sports field. Carry on through the fields and past the holiday homes and you come to the trees lining the edge of the marshland overlooking the sea. Here you can join the coastal path. One local attraction I would 100% encourage visitors to pay a visit is the 'Rescue Wooden Boats' museum, it only opens on Sundays but is a very professional and interesting display of artifacts, boats and information. They also run harbour tours in Wells in the old lifeboat the volunteers have restored. Other places close by I would recommend are Morston Quay and Blakeney with the latter having some good walks and a great cafe by the NT carpark. North Norfolk is great for families with lots of places to visit and super sandy beaches and lots of WWII history. Thoroughly recommend the cottage and location.
