Guests say

Waterside is a well-loved property praised for its ideal location near the beach and its peaceful setting. Guests appreciate the comfortable furnishings, well-equipped kitchen, and the abundance of wildlife visible from the property. While some minor maintenance issues and cleanliness concerns were noted, the overall experience is positive with many guests expressing a desire to return.

Cleanliness received mixed feedback. Some guests found the property spotless, while others reported issues such as unclean toilets, leftover food in freezers, and debris under furniture. The inconsistency leads to a score above average, as more guests were satisfied than dissatisfied.

The location is highly praised for its proximity to the beach, peacefulness, and the surrounding wildlife. It is considered ideal for families, walkers, and dog-lovers, contributing to a high score.

Comfort is generally well-regarded with guests appreciating the quality beds, linen, and towels. Some guests mentioned uncomfortable sofas and a desire for larger beds, slightly lowering the score.

Facilities are appreciated, with mentions of a well-stocked kitchen and quality accessories. However, reports of broken furniture, inadequate shower pressure, and lack of certain kitchen items suggest room for improvement.

There is insufficient information to score thoughtfulness accurately. While some guests mentioned a lack of welcome packs and gifts, it is not a consistent theme across the reviews, and as such, a score cannot be provided.

It’s a beautiful home but it’s looking rather tired now. We appreciate that constant occupancy means maintenance is not prioritised but close for a week and get it sorted. There’s nothing major, the curtains in the main bedroom are clinging on for dear life, the bathroom fixtures are loose and some are redundant, the stair carpet is stained and looking tired, paintwork needs touching up, there are insufficient pans, glasses for a party of six, and the rug in the living room is fraying and needs replacing. Despite the constant updates over the years, (new TV, new sofas, new blinds, and new dining chairs) they are overshadowed somewhat by an overall feeling of increasing neglect. That said, and we have loved our stays there, it is a delightfully warm home, light airy, and nicely furnished. Its location on the quiet, intimate, and modern estate is only a few hundred yards from the amazing Beadnell beach which is simply magnificent. Do the pros outweigh the cons? A plethora of other accommodations in the area mean that there are a lot to choose from, and the discerning traveller needs to feel secure with their decision. We shall see.

Some minor maintenance issues that you would expect towards the end of the season, but nothing that would stop me recommending or booking again. There were three of us - all 50+ ladies. Perfect space for cooking, eating, yoga and dancing. Plenty of places to dry our swimsuits and great choice of blankets for sitting outside after our long walks and beach run.

Great location , well equipped, and very comfortable. Perhaps this visit we noticed it could do with some cosmetic tlc in places , just some marks on the walls , wobbly artificial plants and broken toilet roll holder but it must be difficult to get these jobs done when it is always occupied ! The only other area of improvement I can think of is some comfort seating for outside - the fixed bench isn’t often in the sun so we used our beach chairs but would be nice to have something a bit more substantial. There were a couple of padded chairs in the store but not enough for 6 guests. Overall though , still our favourite Beadnell property to stay , so much so we have booked again for next year !
